Of 82 ECs with recorded caveats, 69 have resale caveats, which means their five-year minimum occupation period has passed. Too few projects clear 3 new sales and 3 resales in the last 24 months to publish a median uplift. Latest recorded sale Sep 2026. Indicative.

How this is worked out

Each project's own new-sale psf median and resale psf median are computed the same way as every project page's headline figure. Its uplift is its own resale median divided by its own new-sale median, minus one -- never one project's resale against another project's new-sale price. The card and sentence above quote the median of those per-project ratios, taken only across projects with at least 3 new sales and 3 resales in the window. A project below that floor still lists its own new-sale and resale figures in the table, just without an uplift. Hygiene-excluded transfers never count. Indicative, not a formal valuation.

What is an executive condo's minimum occupation period (MOP)?

An executive condominium can only be resold, or rented out in full, five years after its Temporary Occupation Permit (TOP). Before MOP, a unit can only be sold new, to a citizen or PR household eligible under HDB's rules.

When can a foreigner buy an executive condominium?

An EC privatises ten years after its TOP. From then it is treated as a private condominium, and citizens, PRs and foreigners may all buy it on the open market.
