How is a home loan instalment worked out?
The instalment is the level monthly payment that repays the loan with interest over the tenure, the standard amortising formula every bank uses. A bank must also test that you can afford it at a medium-term rate of at least 4% (3% for an HDB loan), whatever rate it actually charges. Where you leave the rate blank, this calculator assumes 3%, which is not a quote.

What is the monthly repayment on a S$1,000,000 home loan at 3% over 30 years?
A S$1,000,000 home loan at 3% over 30 years costs S$4,216 a month and S$517,775 in interest over the full term, S$1,517,775 repaid in all; at the 4% stress-test rate the instalment would be S$4,774 a month.
What is the monthly repayment on a S$450,000 HDB loan at 2.6% over 25 years?
A S$450,000 HDB loan at 2.6% over 25 years costs S$2,042 a month and S$162,454 in interest over the full term, S$612,454 repaid in all; at the 3% stress-test rate the instalment would be S$2,134 a month.
What is the monthly repayment on a S$800,000 home loan at 3% over 20 years?
A S$800,000 home loan at 3% over 20 years costs S$4,437 a month and S$264,827 in interest over the full term, S$1,064,827 repaid in all; at the 4% stress-test rate the instalment would be S$4,848 a month.
