How much is the Enhanced CPF Housing Grant (EHG)?
Since 20 Aug 2024, a first-timer family can get up to S$120,000 in the Enhanced CPF Housing Grant (EHG) on a household income up to S$1,500 a month, tapering to S$5,000 up to S$9,000 and none above that; a single buyer, or a couple with one first-timer and one second-timer, can get up to S$60,000 in the EHG (Singles) on half that income (a single's own income for a single buyer). EHG applies to new and resale flats.
How much is the Family Grant or Singles Grant for a resale flat?
For a resale flat bought by a first-timer household, the Family Grant is S$80,000 (S$70,000 where one buyer is a permanent resident) for a 2- to 4-room flat, or S$50,000 (S$40,000) for a 5-room or bigger flat; a household with one first-timer and one second-timer gets S$40,000 or S$25,000. The household income ceiling is S$16,000 a month; this assumes a nuclear family, and HDB gives an extended or multi-generation family a higher ceiling of S$24,000, not modelled here. A single buyer gets the Singles Grant instead: S$40,000 or S$25,000, per single, up to two, with an income ceiling of S$8,000. Above either ceiling, HDB pays neither grant. Neither applies to a new flat.
How much is the Proximity Housing Grant?
Buying a resale flat to live with parents or a child gets S$30,000 (S$15,000 for a single buyer), or S$20,000 (S$10,000 for a single) to live within 4 km; it does not apply to a new flat.
What does this calculator assume about eligibility?
This assumes a first-timer household: HDB's own criterion is that "at least 1 core member(s) is a first-timer to receive the housing grant." The Enhanced CPF Housing Grant (EHG) also requires the applicants to "have worked continuously for at least 12 months, 2 months before the HFE letter application," and is reduced when the flat's lease is short: "flat must have sufficient remaining lease to cover the youngest core member(s) to the age of 95 to qualify for the full EHG amount. Otherwise, the EHG amount will be pro-rated."
