A home loan in Singapore is capped twice: by loan-to-value, a share of the price, and by debt servicing, a share of your income tested at a stress rate. The lower of the two is what you can borrow.

How much of the price can a bank lend?

A bank can lend up to 75%, 45% and 35% of the price or valuation on a borrower's first, second and third or later housing loan, falling to 55%, 25% and 15% if the tenure exceeds 30 years (25 for an HDB flat) or the loan runs past age 65; an HDB loan covers up to 75%.

What is the TDSR limit in Singapore?

Under the total debt servicing ratio, all monthly debt repayments including the new home loan may not exceed 55% of gross monthly income, and the loan is tested at a medium-term interest rate of at least 4% for a bank loan (3% for an HDB loan).

What is the MSR for HDB flats?

For an HDB flat, the mortgage servicing ratio caps the home loan instalment alone at 30% of gross monthly income, on top of the 55% TDSR.

Stress-test rate: 4% for bank loans, 3% for HDB loans. Where you leave the interest rate blank, the calculator uses 3%, an assumption rather than a quote.

A buyer earning S$8,000 a month, aged 35, with no other housing loan can borrow up to S$921,629 on a bank loan for a private home priced at S$1,500,000, over 30 years; the cap is the total debt servicing ratio.

A buyer earning S$15,000 a month, aged 35, with no other housing loan can borrow up to S$1,125,000 on a bank loan for a private home priced at S$1,500,000, over 30 years; the cap is the loan-to-value limit.

How much can I borrow for a S$600,000 HDB flat on S$6,000 a month?

A buyer earning S$6,000 a month, aged 35, with no other housing loan can borrow up to S$379,578 on an HDB loan for an HDB flat priced at S$600,000, over 25 years; the cap is the mortgage servicing ratio.

Rates are versioned data in config/rules.yaml, checked against IRAS and MAS publications on 2026-09-18; the newest version applied here took effect 2024-08-20. Rules change with each cooling-measure round.
