Many people work out a budget first and then wonder what it covered in the last quarter. This piece answers that for District 12, which takes in Toa Payoh, Balestier and Serangoon. It is a record of what sold, not a list of what is for sale.

In this article, we look at every recorded private resale in District 12 at or under S$1,300,000 in Q2 2026. We rank them two ways: by size and by psf.

Based on URA Data Service caveats, 38 of the district's 103 private resales (36.9%) were at or under that budget. They came from 21 projects.

How Did Resales Under The Budget Compare With The District?

The median for these resales was S$1,773 psf. The district's median for the quarter was S$1,796 psf, so the budget group sat 1.3% lower.

The district's median resale price in Q2 2026 was S$1,470,000. The budget is the 40th percentile of the quarter's prices, rounded down to S$100,000.

All figures here come from recorded transactions. They are indicative and are not a valuation of any home.

Which Were The Largest Units Resold Under The Budget?

The first table ranks resales by floor area, largest first. The top entry is a 807 sqft apartment at Bliss Loft, a freehold project, which sold for S$1,140,000 in Apr 2026.

The table below shows the ten largest units. Every one is a freehold apartment, and the TOP column shows a dash for each row.

Note that size and price do not move together here. A 721 sqft unit at The Interweave sold for S$1,245,000, while a 657 sqft unit at One Dusun Residences sold for S$1,155,000. Parc Haven's 764 sqft unit sold for S$970,000 on a low storey. The Interweave appears several times, with different storey ranges and prices.

These figures come from URA Data Service caveats and describe completed sales only. They do not show what is on the market now, and a single sale does not set a price for any other unit.

Method: resale caveats (developer sales and sub-sales excluded) in the district and quarter named with a price at or under the budget, single-unit caveats only. Ranked by caveated floor area and by price per square foot. These are recorded sales, not listings, and say nothing about what is available or what a unit would fetch now. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.

Figures from URA Data Service, private caveats, loaded weekly and computed by the same engine as every page on this site. Indicative only, not a formal valuation, and not advice to buy or sell.
