The Continuum Has Sold 82.2% Of Its 816 Units — But Its Median Psf Is Almost Exactly Where It Started
Published 23 Oct 2026 · The Continuum

There are two ways to read a launch. One is the sell-through: how much of the project is gone. The other is the price line: where the median psf has travelled since the first month. They do not always tell the same story. At The Continuum, the first number is high and the second has barely moved in 41 months of selling.
According to URA Data Service caveats, The Continuum in District 15 has recorded 671 developer sales since May 2023, at an overall median of S$2,808 psf. That is 82.2% of its 816 units. Thirty-seven of those caveats fell in the three months to September 2026. The freehold project's first month printed a median of S$2,727 psf. September 2026 printed S$2,720 psf, a move of -0.2% across the whole selling period. We went through the monthly table, the size bands, nearby resales and the district's other launches to see what sits underneath that.
Sales came in two large bursts, with a long thin stretch in between
The monthly count is lumpy. May 2023, the launch month, booked 133 caveats. Nothing since has come close. November 2024 is the second spike, at 92. Between and after those two months, the chart mostly runs in single digits and low teens. October 2023 and February 2024 each logged 3. July 2025 also logged 3.
The recent months read differently again. March 2026 took 20 caveats and April 2026 took 30. Then came 15, 11 and 16 through to July 2026. August 2026 dropped to 4, and September 2026 came back to 17. Monthly counts this small move on very little. A handful of units released or held back can swing the bar either way, and the data does not record release timing.
The chart below shows developer caveats by month since launch.
The median psf has wandered within a range and ended close to where it began
The price line is the more interesting half of this table. The first month printed S$2,727 psf. The high point is January 2025 at S$3,001 psf, the only month above the S$3,000 mark. March 2025 followed at S$2,979 psf. The low point in the recent stretch is December 2025 at S$2,596 psf, on 16 caveats.
From early 2026 the medians settle into a tighter band. February 2026 printed S$2,915 psf, March 2026 S$2,774 psf, July 2026 S$2,790 psf and August 2026 S$2,843 psf. September 2026 printed S$2,720 psf on 17 caveats. Over the full run, the move from first month to latest month is -0.2%.
One caveat on reading this as a price trend. Each month's median reflects whichever units transacted that month. Unit size, floor and stack all shift the figure, and the table does not control for any of them. A month weighted towards small units will sit at a different psf from one weighted towards large ones.

The smallest band sold the most, and the 90 to 119 sqm band carries the highest median psf
Units of 50 to 69 sqm are the most sold size band. They account for 258 caveats, at a median area of 667 sqft and a median price of S$1,894,500. That works out at a median of S$2,780 psf in the table. The 90 to 119 sqm band is close behind on count, at 236 caveats, with a median area of 1,136 sqft and a median price of S$3,344,500.
The psf spread between bands is narrow. The 90 to 119 sqm band sits highest at S$2,851 psf. The 50 to 69 sqm band sits lowest at S$2,780 psf. The two bands in between, 70 to 89 sqm and 120 sqm and above, print S$2,786 psf and S$2,783 psf.
That is a tighter range than the band-to-band gap you often see within one project. Absolute prices, of course, are a different matter. The 120 sqm and above band has a median price of S$4,853,500 across 94 caveats, at a median area of 1,690 sqft. The table below sets the four bands side by side.
| Size band | Caveats | Median area | Median price | Median psf |
|---|---|---|---|---|
| 50 to 69 sqm | 258 | 667 sqft | S$1,894,500 | S$2,780 psf |
| 70 to 89 sqm | 83 | 947 sqft | S$2,574,000 | S$2,786 psf |
| 90 to 119 sqm | 236 | 1,136 sqft | S$3,344,500 | S$2,851 psf |
| 120 sqm and above | 94 | 1,690 sqft | S$4,853,500 | S$2,783 psf |
Resales within a kilometre sit well below the launch median
Within 1,000 m of The Continuum, URA caveats record 665 resales across 172 completed projects over the 24 months to September 2026. The median for that pool is S$1,798 psf. The launch median is +56.2% against it. That is a gap between new sale and resale stock, not a like-for-like comparison. Age, tenure, unit mix and condition all differ across 172 projects.
The project-level table narrows it a little. Park Place Residences At Plq is the most traded single project nearby, with 45 resales at a median of S$2,285 psf, 756 m away. Waterbank At Dakota logged 31 resales at S$2,119 psf. The landed caveats on Carpmael Road, 11 of them, print the highest median in the list at S$2,326 psf.
At the other end, Dunman View is the closest project at 220 m, with 13 resales at a median of S$1,590 psf. Counts of 11, 12 and 13 are thin, and medians built on them move easily. The table below lists the nearby projects by resale count.

| Park Place Residences At Plq | 99-year leasehold | — | 756 m | 45 | S$2,285 psf |

Among other District 15 launches, The Continuum's median sits in the middle of the range
Over the 12 months to September 2026, Arina East Residences recorded the most developer sales of the district's other launches, with 67 caveats at a median of S$2,821 psf. Grand Dunman is next on volume, with 63 caveats at S$2,514 psf. Those two are the only projects in the table above 50 caveats for the period.
On price, the top of the list is elsewhere. Meyer Blue printed a median of S$3,170 psf on 20 caveats, with an expected TOP of 2028. Amber House printed S$3,104 psf on 28 caveats. Both are freehold. Tembusu Grand, on a 99-year lease, printed S$2,704 psf, but on only 7 caveats.
Several of these rows rest on very small counts. Claydence has 8 caveats, Ardor Residence 12 and Verdé Joo Chiat 18. A median built on single-digit transactions tells you about those units, not about the project. The table below shows the district's other launches by caveat count.
| Project | Tenure | Expected TOP | Caveats | Median psf |
|---|---|---|---|---|
| Arina East Residences | freehold | — | 67 | S$2,821 psf |
| Grand Dunman | 99-year leasehold | — | 63 | S$2,514 psf |
| Amber House | freehold | — | 28 | S$3,104 psf |
| Meyer Blue | freehold | 2,028 | 20 | S$3,170 psf |
| Verdé Joo Chiat | freehold | — | 18 | S$2,440 psf |
| Ardor Residence | freehold | — | 12 | S$2,558 psf |
| Claydence | freehold | — | 8 | S$2,526 psf |
| Tembusu Grand | 99-year leasehold | — | 7 | S$2,704 psf |

What the figures do not settle is what the remaining units look like. The pack records 671 sales against 816 units and does not break down what is unsold by size, stack or floor. That matters for how the next months of medians print. If the mix shifts, the monthly median shifts with it. The other open item is the recent rhythm: 30 caveats in April 2026, then 4 in August 2026, then 17 in September 2026. Three or four more months of caveats will show whether that is noise or a pattern.
A single month's median, on this project, is worth very little on its own. September 2026 printed S$2,720 psf on 17 transactions, and we would not read much into that line by itself. The 41-month table is the useful object here, along with the nearby resale pool and the district's other launches. Every figure above is indicative and drawn from recorded caveats. None of it is a valuation.
Method: URA caveats for developer sales ('new sale') at the project, dated to the month. Size bands by the caveated floor area. The nearby comparison is resale caveats in completed projects within one kilometre over 24 months, unadjusted for size, age or floor. Units sold is the caveat count, which lags option exercises by weeks. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
