Published 2 Nov 2026

If you own, rent or simply watch a home in Yishun or Sembawang, the question is usually the same. What actually changed hands, and at what size and price?
In this article, we look at every recorded private resale at or under S$1,300,000 in District 27 in Q2 2026. We rank them by size and by psf, and set them against the district's wider resale numbers. These are completed transactions, not listings.
Based on URA Data Service caveats, 41 of District 27's 145 private resales in Q2 2026 were at or under S$1,300,000. That is 28.3% of the quarter's deals, spread across 15 projects.
How Much Of The District Sold Under S$1,300,000?
The budget here is not a round guess. It is the 40th percentile of the quarter's prices in District 27, rounded down to the nearest S$100,000.
Against that line, 41 caveats qualified, from 15 projects. Their median was S$1,324 psf, compared with S$1,371 psf for the district as a whole, a difference of -3.4%. The district's median resale price in Q2 2026 was S$1,458,000.
All psf figures here are for private homes. Note that 41 transactions across 15 projects is a modest sample, so project mix in a single quarter can move the median.

These are recorded transactions from URA Data Service caveats, and they are indicative rather than a valuation of any home. They show what was agreed in one quarter, at the sizes, storey ranges and months listed. They do not show unit condition, renovation, remaining lease or what is currently on the market.
Method: resale caveats (developer sales and sub-sales excluded) in the district and quarter named with a price at or under the budget, single-unit caveats only. Ranked by caveated floor area and by price per square foot. These are recorded sales, not listings, and say nothing about what is available or what a unit would fetch now. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
