Published 1 Nov 2026

District 17 covers Changi, Loyang and Flora. It is one of the quieter corners of the private market. If you follow prices there, the question is simple. What actually changed hands, and at what size?
In this article, we look at every recorded private resale in District 17 at or under S$1,200,000 in Q2 2026. We rank them by size and by psf. These are completed transactions, not listings.
Based on URA Data Service caveats, 24 of the district's 64 private resales in the quarter were at or under S$1,200,000. That is 37.5% of the quarter's resales, spread across 13 projects.
How Much Of The District Sold Under S$1,200,000?
The budget here is not a round guess. It is the 40th percentile of the quarter's District 17 resale prices, rounded down to the nearest S$100,000.
The 24 sales at or under that level came in at a median of S$1,278 psf. The district's own median for the quarter was also S$1,278 psf, a difference of 0.0%. The district's median resale price in Q2 2026 was S$1,346,944.
Note that the under-budget group is not a cheaper slice by psf. It is mainly a smaller slice by floor area.
The Largest Units Sold Under The Budget
Size is where the budget bites hardest. The table below ranks the ten largest units resold at or under S$1,200,000 in the quarter.
The largest was a 1,023 sqft unit at Parc Olympia, on a 99-year lease. It sold in May 2026 for S$1,140,000, or S$1,115 psf. Ballota Park Condominium follows at 990 sqft for S$1,185,000, and Carissa Park Condominium at 947 sqft for S$1,180,000.
Most of the list sits on the first five storeys. Two sales, at Estella Gardens and Avila Gardens, were on storeys 06-10. Tenure is mixed, with freehold projects such as Edelweiss Park Condominium sitting beside leasehold ones such as The Inflora and Palm Isles.

Which Sales Had The Lowest Psf?
Ranked by price per square foot rather than size, the order shifts. The table below shows the ten lowest psf sales under the budget.
Edelweiss Park Condominium leads at S$1,086 psf. That was 829 sqft for S$900,000 in May 2026, on a freehold title. Parc Olympia is next at S$1,115 psf, and a Palm Isles unit at S$1,196 psf.
Palm Isles appears three times in this table, all at 786 sqft, at S$940,000, S$950,000 and S$980,000. The three sales fell in April, June and May 2026. Repeat entries like these show how one project can shape a short list when transaction counts are small.
All psf figures here are for private homes and come from recorded caveats. They are indicative records of what was paid, not valuations of any home.

Ranked by caveated floor area and by price per square foot. These are recorded sales, not listings, and say nothing about what is available or what a unit would fetch now. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
