What S$2,000,000 Bought In District 15 In Q2 2026: 118 Resales, The Largest 1,862 Sqft At Espira Spring
Published 29 Oct 2026

District 15 covers Katong, Joo Chiat and East Coast. It is often seen as a district where resale prices start high. The recorded transactions show a wide spread beneath the headline number.
In this article, we look at every private resale in District 15 at or under S$2,000,000 in Q2 2026. We rank them by size and by psf. These are completed deals, not listings.
Based on URA Data Service caveats, 118 of the district's 324 private resales were at or under that budget. That is 36.4% of the quarter's deals, spread across 84 projects.
How Much Of The District Sold At Or Under S$2,000,000?
The budget is not a round number plucked from the air. It is the 40th percentile of the quarter's District 15 prices, rounded down to S$100,000.
The 118 resales under the budget had a median of S$1,697 psf. The district median across all resales was S$1,946 psf, so the under-budget set sat 12.8% lower. The district's median resale price in Q2 2026 was S$2,355,000.
Note that the 118 deals came from 84 projects. That is a thin spread. Most projects contributed only one or two recorded transactions in the quarter.
Which Were The Largest Units Sold At This Budget?
Size is where the budget stretched furthest. The table below ranks the ten largest units resold at or under S$2,000,000 in the quarter.
The largest was a 1,862 sqft apartment at Espira Spring, sold for S$1,930,000 in Jun 2026. That works out to S$1,036 psf. It is freehold, and it sold from the 01-05 storey band.
Neptune Court appears four times in the table, each at 1,636 sqft. Prices ran from S$1,800,000 to S$1,830,000. Lagoon View contributed two 1,647 sqft units in May 2026. Mandarin Gardens and Laguna Park round out the list.

Where Was The Lowest Psf?
Ranking by psf instead of by size produces a different picture. The table below lists the ten lowest psf resales under the budget.
The lowest was S$774 psf at The Serennia, a freehold 646 sqft apartment that sold for S$500,000 in May 2026. That is a single caveat, so it tells you little on its own.
Below it, the list is dominated by Neptune Court. Two 1,270 sqft units came in at S$984 psf and S$1,039 psf. Espira Spring's 1,862 sqft deal sits third at S$1,036 psf. Both tables share several of the same transactions.

What The Tenure Mix Shows
Across both tables, 99-year leasehold units take up most of the rows. Neptune Court, Lagoon View, Laguna Park and Mandarin Gardens are all leasehold.
Only two projects in the tables are freehold: Espira Spring and The Serennia. The freehold Espira Spring unit was also the largest under the budget, at S$1,036 psf.
Storey bands vary. Several of the larger units sold from 01-05, while two Neptune Court deals came from 16-20. The tables record the band, not the view or the condition of each unit.
Summary
In Q2 2026, 118 of District 15's 324 private resales were at or under S$2,000,000. They spanned 84 projects at a median of S$1,697 psf, against the district median of S$1,946 psf. The largest was 1,862 sqft at Espira Spring for S$1,930,000. The lowest psf was S$774 psf at The Serennia.
These figures come from recorded caveats, not valuations. They show what sold in one quarter at one budget. They do not show what is available now, nor the condition, layout or exact unit of any transaction. With 84 projects behind 118 deals, single caveats carry a lot of weight in both tables.
Method: resale caveats (developer sales and sub-sales excluded) in the district and quarter named with a price at or under the budget, single-unit caveats only. Ranked by caveated floor area and by price per square foot. These are recorded sales, not listings, and say nothing about what is available or what a unit would fetch now. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
