Nineteen private resales in District 2 (Tanjong Pagar, Anson) were recorded at or under S$1,200,000 in 2Q2026. They made up 39.6% of the district's 48 resales for the quarter, and they spanned eight projects \u2014 a record of what changed hands at that price, not what is listed.

The median price for these 19 deals was S$1,872 psf. That is 13.4% below the district median of S$2,161 psf for the quarter, based on caveats lodged with the URA Data Service.

All ten of the largest units were 99-year leasehold apartments

The largest unit sold under the budget was an 861 sq ft apartment at International Plaza. It transacted at S$988,000, or S$1,147 psf, in May 2026, from the 41st to 45th floor.

Below it in size came a 786 sq ft unit at Icon at S$1,170,000 (S$1,489 psf) and a 700 sq ft unit at the same project at S$1,177,500 (S$1,683 psf). The table below ranks the ten largest by area.

Every entry was an apartment on a 99-year leasehold, and all were transacted between April and June 2026.

Lowest psf under the budget was S$1,147 psf

The same International Plaza unit also recorded the lowest psf of the 19 deals, at S$1,147 psf. The next lowest was the 786 sq ft Icon unit at S$1,489 psf, followed by a 635 sq ft unit at Lumiere at S$1,622 psf.

At the other end of the table below, the tenth entry is a 570 sq ft unit at Icon at S$1,872 psf, sold in May 2026 for S$1,068,000.

Icon, 76 Shenton and Lumiere account for the rest of both tables

Apart from International Plaza, the projects appearing in both rankings are Icon, 76 Shenton and Lumiere. Icon has the most entries in each table.

The two 76 Shenton deals were both 592 sq ft units sold in April 2026, at S$1,100,000 (S$1,858 psf) and S$1,175,000 (S$1,985 psf). Their storey bands were the 16th to 20th and the 21st to 25th floors.

The district's median resale price in 2Q2026 was S$1,394,000. The S$1,200,000 budget sits at the 40th percentile of the quarter's prices, rounded down to the nearest S$100,000, and the 19 deals under it were spread across eight projects.
