If you follow Macpherson, Potong Pasir and Braddell, the question is usually a simple one. At a set budget, what has actually been transacting, and how big were those homes?

In this article, we look at every recorded private resale at or under S$1,500,000 in District 13 in Q2 2026. We rank them two ways: by size, and by price per square foot. This is a record of completed transactions, not a list of homes on the market.

Based on URA Data Service caveat records, 32 of the district's 96 private resales in Q2 2026 were at or under S$1,500,000. That is 33.3% of the quarter's resales, spread across 8 projects.

How Much Of The District Sold Under S$1,500,000?

The budget here is not an arbitrary round number. It is the 40th percentile of the quarter's District 13 resale prices, rounded down to the nearest S$100,000.

Those 32 transactions had a median of S$1,968 psf. The district as a whole recorded S$2,027 psf, so the under-budget group came in 2.9% lower. The district's median resale price in Q2 2026 was S$1,845,000.

Note that a lower median psf at this budget partly reflects what sells at this budget. The caveats under S$1,500,000 are mostly smaller units, and mix differs from the district's full set of 96 resales.

Which Were The Largest Units Under The Budget?

Ranked by floor area, the biggest home to change hands at or under S$1,500,000 was 753 sqft. The table below lists the ten largest.

One project dominates this list. The Tre Ver takes nine of the ten rows, with Bartley Ridge the only other name. The 753 sqft unit on the 16th to 20th floor sold for S$1,480,000 in April 2026, or S$1,964 psf.

Note how little the psf moves across the list even as size falls. The 721 sqft Bartley Ridge unit went for S$1,460,000, or S$2,024 psf, while a 700 sqft unit on a higher floor reached S$2,094 psf. All ten are 99-year leasehold.

Which Resales Had The Lowest psf?

The second ranking sorts the same under-budget set by price per square foot, from lowest up. The table below shows the ten lowest.

The lowest psf in the quarter was S$1,742 psf at Nin Residence: 474 sqft for S$825,000 in June 2026. Bartley Ridge follows at S$1,747 psf for a 495 sqft unit at S$865,000.

Tenure is mixed on this list. 18 Woodsville and Sky Green are freehold, while Nin Residence, Bartley Ridge and The Poiz Residences are 99-year leasehold. Every unit here is between 441 sqft and 495 sqft, so these are the smaller homes in the under-budget group.

What The Two Lists Have In Common

Read together, the two tables cover a narrow band of stock. The largest list runs from 614 sqft to 753 sqft; the lowest-psf list runs from 441 sqft to 495 sqft.

Prices in the lowest-psf table sit between S$824,500 and S$920,000. In the largest table, they sit between S$1,230,000 and S$1,480,000. Both sets fall under the same S$1,500,000 budget, which is why one list is about size and the other about rate.

All 32 under-budget resales came from just 8 projects. Only five project names appear across the two tables shown here, so a handful of developments account for much of the activity at this price point.

These are recorded transaction figures from URA Data Service caveats, and they are indicative of what sold in one quarter. They are not valuations of any home. The caveats do not record renovation, facing, unit condition or how long a unit was listed, and a single quarter in one district covers a small number of projects.

Method: resale caveats (developer sales and sub-sales excluded) in the district and quarter named with a price at or under the budget, single-unit caveats only. Ranked by caveated floor area and by price per square foot. These are recorded sales, not listings, and say nothing about what is available or what a unit would fetch now. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
