Tampines is one of the larger HDB resale markets in Singapore, so anyone watching a flat there has plenty of recorded transactions to read. The question each quarter is simple: what did flats actually change hands for, and how does that compare with a year ago.

In this article, we look at eight quarters of median resale prices in Tampines, the flat-type breakdown for Q2 2026 against Q2 2025, and the highest-priced resales recorded in the quarter.

Tampines recorded 510 resales in Q2 2026 at a median of S$6,649 psm and a median price of S$725,000, based on HDB resale data from data.gov.sg. That is +0.0% on psm and +3.6% on price against Q2 2025, when 536 flats changed hands.

How Have Tampines Medians Moved Since Q3 2024?

The town's median psm has held in a narrow band over the past two years, while the median price and the number of sales have moved around more. The table and chart below set out all eight quarters.

The table shows the median psm peaking at S$6,817 psm in Q1 2025 and sitting at S$6,649 psm in Q2 2026. Since Q3 2024, when the median was S$6,250 psm on 489 sales, the figure has moved +6.4%. Note that sales volume dipped to 362 in Q4 2025 before returning to 510 in the latest quarter.

For context, the island-wide HDB resale median psm moved -0.4% over the same year. The median price line in Tampines tells a slightly different story from the psm line, because the mix of flat types and sizes sold changes from quarter to quarter.

Which Flat Types Rose, And Which Fell?

The town-wide median covers four flat types with very different price levels. The table below breaks out Q2 2026 against Q2 2025.

The table shows 3-room flats at a median of S$478,000, down 2.5% on the year, and 4-room flats at S$665,000, down 1.5%. The larger types went the other way: 5-room flats at S$828,000, up 1.1%, and executive flats at S$966,500, up 0.7%.

Note how close the per-area figures are across types, from S$6,604 psm for 5-room flats to S$6,685 psm for 3-room flats. Volumes differ widely, though, with 222 4-room sales against 48 executive sales, so the executive median rests on a much smaller count.

Summary

Tampines recorded 510 HDB resales in Q2 2026. The median was S$6,649 psm and S$725,000, which is +0.0% on psm and +3.6% on price against the 536 sales a year earlier. Smaller flats softened over the year while 5-room and executive medians edged up, and 25 sales crossed S$1 million against 15 in Q2 2025.

These figures come from recorded resale transactions published on data.gov.sg. They describe what sold and at what price in a given quarter. They do not account for a flat's floor, remaining lease, renovation or exact location within the town, and quarterly medians can shift simply because the mix of flats sold changed.

Method: HDB resale records grouped by town and by the quarter of the sale month. Medians are of price and of price per square metre. Flat types with fewer than five sales in the quarter are omitted from the breakdown. Lease left is rounded to whole years as at the sale. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.

Figures from data.gov.sg, HDB resale prices, loaded weekly and computed by the same engine as every page on this site. Indicative only, not a formal valuation, and not advice to buy or sell.
