If you own a flat in Serangoon, rent one, or have been watching the town's listings, the quarterly resale numbers are the clearest record of what buyers actually paid. They come from lodged transactions, not asking prices.

In this article, we look at eight quarters of Serangoon resale medians, the flat-type breakdown against a year earlier, the count of S$1 million transactions, and the quarter's highest-priced flats.

Serangoon recorded 76 HDB resales in Q2 2026 at a median of S$6,867 psm and a median price of S$634,000, based on HDB resale data from data.gov.sg. That is -3.1% on psm and -9.4% on price against Q2 2025, when 89 flats changed hands.

How Have Serangoon Medians Moved Over Eight Quarters?

The table and chart below track the town's median price per square metre, median price and sales count from Q3 2024 onwards. Note that all HDB figures here are in psm.

The table shows the median psm peaking at S$7,090 psm in Q2 2025, then easing across the following quarters to S$6,867 psm in the latest one. Since Q3 2024, when the median stood at S$6,643 psm on 127 sales, the town's median psm has moved +3.4%.

Sales volume has also narrowed. The 76 resales in Q2 2026 are the lowest count in the eight quarters shown. Island-wide, the HDB resale median psm moved -0.4% over the same year, so Serangoon's -3.1% is a steeper move than the national one.

Which Flat Types Sold, And At What Prices?

Three flat types recorded enough sales in Q2 2026 to show a median. The table below sets each against its median price in Q2 2025.

The table shows 3-room flats at a median of S$450,000 across 27 sales, 4-room flats at S$658,000 across 29 sales, and 5-room flats at S$824,000 across 16 sales. The year-on-year changes are small in each case: -2.2% for 3-room, -1.4% for 4-room and -0.5% for 5-room.

Note that the median psm runs in the opposite order to the median price. The 3-room median of S$6,922 psm is the highest of the three, while 5-room flats sit at S$6,771 psm. Larger flats tend to carry a lower figure per square metre.

Key Takeaways

Serangoon's 76 resales in Q2 2026 came in at a median of S$6,867 psm and S$634,000, down 3.1% and 9.4% respectively from Q2 2025. Across the three flat types with recorded medians, the year-on-year changes were smaller, between -0.5% and -2.2%. The gap between the town-wide price change and the flat-type changes points to a shift in what sold, rather than to any single figure.

These medians are indicative and drawn from recorded transactions on data.gov.sg. They are not a valuation of any particular flat. The data does not capture storey, renovation, lease left or position within the town for every sale, and counts in some flat types are small.

Method: HDB resale records grouped by town and by the quarter of the sale month. Medians are of price and of price per square metre. Flat types with fewer than five sales in the quarter are omitted from the breakdown. Lease left is rounded to whole years as at the sale. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.

Figures from data.gov.sg, HDB resale prices, loaded weekly and computed by the same engine as every page on this site. Indicative only, not a formal valuation, and not advice to buy or sell.
