4-Room HDB Resale Prices By Town: What Q2 2026 Data Shows

The 4-room flat is the most common home in Singapore, so its resale price is the number most households watch. Where you buy changes that number a great deal.
In this article, we look at every town with at least 15 4-room resales in Q2 2026, ranked by median price, and compared with the same quarter a year earlier. We also look at median price per square metre and the towns that moved most over the year.
Island-wide, 2,592 4-room flats resold in Q2 2026 at a median price of S$630,000, or S$6,667 psm. That is 0.0% against Q2 2025, when 2,839 flats sold at a median of S$630,000, based on HDB resale data from data.gov.sg.
Which Towns Had The Highest 4-Room Medians?
Central Area recorded the highest 4-room median at S$1,194,444, from 24 sales. Jurong West recorded the lowest at S$530,000, from 145 sales. The ratio between the two is 2.25.
The table below ranks all 24 towns by median price in Q2 2026, with the median psm, the number of sales and the change against Q2 2025.
Note that the top of the table is tight. Queenstown at S$1,023,000 and Toa Payoh at S$1,021,000 sit within a small gap of each other. Note too that Central Area's figure rests on 24 sales, the smallest count in the table, so the median there moves easily with the mix of flats sold.

How Do The Towns Compare On Price Per Square Metre?
Median price alone mixes in flat size. Price per square metre strips some of that out. For HDB flats, the measure is psm.
The chart below shows the median resale psm for 4-room flats by town in Q2 2026, with the number of sales in each town.
The chart shows Central Area at S$12,660 psm at one end and Jurong West at S$5,484 psm at the other. Geylang and Bukit Batok both sit at S$6,989 psm despite different median prices, at S$673,000 and S$652,888. Pasir Ris matched the island median price of S$630,000 but recorded S$6,019 psm, below the island figure of S$6,667 psm.
Which Towns Rose And Which Fell Over The Year?
Of the 24 towns with at least 15 sales in both quarters, 7 were higher on median price than a year earlier and 16 were lower. Pasir Ris was unchanged at 0.0%.
The largest rise was Clementi at +36.7%, where the median went from S$645,000 in Q2 2025 to S$882,000 in Q2 2026, across 51 sales. Ang Mo Kio followed at +8.7%, and Bukit Batok at +3.6%.
The largest fall was Sembawang at -5.9%, from S$640,000 to S$602,500 across 74 sales. Bukit Panjang fell 4.2%, while Geylang, Yishun and Jurong West each moved between -3.9% and -3.5%. With a single quarter of sales per town, a change of this size can reflect which blocks and lease balances came to market.
