Yishun HDB Resale Prices In Q2 2026: Median S$6,082 psm From 356 Sales, Down 2.0% On The Year

If you own a flat in Yishun, or you have been tracking the town for a while, the last year has not moved in one straight line. Median prices climbed through 2025, then eased over the past three quarters.
In this article, we look at eight quarters of Yishun resale medians, the flat-type breakdown against a year earlier, and the highest-priced flats recorded in the town this quarter.
Yishun recorded 356 HDB resales in Q2 2026 at a median of S$6,082 psm and a median price of S$522,888, based on HDB resale data from data.gov.sg. That is -2.0% on psm and -4.9% on price against Q2 2025, when 471 flats changed hands.
How Have Yishun Prices Moved Over Eight Quarters?
The quarterly medians show where the town peaked and where it sits now. The table and chart below cover Q3 2024 through Q2 2026.
The table shows the median psm rising from S$5,818 psm in Q3 2024 to a high of S$6,304 psm in Q3 2025, then easing in each of the three quarters since. Over the full eight quarters, the town's median psm has moved +4.5%.
Note that sales volume swings too. Q3 2024 had 482 resales, Q4 2025 had 311, and Q2 2026 had 356. Median price and median psm can move differently when the mix of flat types and sizes changes from quarter to quarter.

Which Flat Types Moved, And By How Much?
The town-wide median blends five flat types. Splitting them apart shows a clearer picture, as the table below sets out for Q2 2026 against Q2 2025.
The 4-room flat is the workhorse here, with 183 of the quarter's 356 sales. Its median price was S$545,000, down 3.5% from S$565,000 a year earlier. The 3-room median was S$426,500, -2.6%, and the 5-room median was S$692,500, -3.7%.
Two types went the other way. The 2-room median rose 2.8% to S$365,000 on 15 sales, and the executive median rose 8.2% to S$960,000 on 9 sales. Those counts are small, so a handful of transactions can shift the figure.

Million-Dollar Flats In Yishun
Four Yishun resales crossed S$1 million in Q2 2026, against 2 in Q2 2025. The table below lists the quarter's five highest recorded prices.
The top sale was S$1,128,000 for an executive flat at Blk 746 Yishun St 72, on the 04 to 06 storey range, at S$6,963 psm with 58 years of lease left. A multi-generation flat at Blk 666 Yishun Ave 4 followed at S$1,120,000.
Note that price and psm do not rank the same way. Blk 828 Yishun St 81 sold for S$1,068,888, below the top two, but at S$7,372 psm it carried the highest rate of the five because the flat is smaller at 145 sqm.

How Does This Compare With The Rest Of Singapore?
Island-wide, the HDB resale median psm moved -0.4% over the same year. Yishun's -2.0% is a steeper move on the same measure.
All of these figures are medians from recorded resale transactions, not valuations of any particular flat. They describe what was transacted in the quarter, and the mix of flats sold shapes the result.
