15 of District 1's 45 resales in 2Q2026 were at or under $1.3 mil, at a median of $1,793 psf

Fifteen of the 45 private resales in District 1 in 2Q2026 were at or under $1,300,000. That is 33.3% of the quarter's deals, spread across five projects, at a median of $1,793 psf.

That median sits 7.4% below the district's $1,935 psf, based on caveats lodged with URA. The district's median resale price for the quarter was $1,800,000.

How the budget was set

The $1,300,000 mark is the 40th percentile of the quarter's District 1 resale prices, rounded down to $100,000. It is a cut-off applied to recorded transactions, not a valuation of any home.

All 15 resales under the mark were apartments on 99-year leasehold tenure. Marina One Residences, V On Shenton and The Sail @ Marina Bay each appear in the tables below.

Largest unit under the budget was 764 sqft at Marina One Residences

The largest unit at or under the budget was a 764 sqft apartment at Marina One Residences. It changed hands for $1,300,000 in May 2026, or $1,701 psf, on the sixth to 10th floor.

Two other Marina One Residences units of 753 sqft and 743 sqft were each recorded at $1,270,000 in June 2026. The smallest entries in the table are two 667 sqft units at The Sail @ Marina Bay.

Lowest psf was $1,686 psf at Marina One Residences

The 667 sqft unit at The Sail @ Marina Bay on the sixth to 10th floor was recorded at $1,738 psf. The V On Shenton unit of 689 sqft came in at $1,793 psf.

Storey range spans the first floor to the 56th to 60th

Units in the tables range from the first to fifth floor to the 56th to 60th floor. The highest band recorded is a 667 sqft unit at The Sail @ Marina Bay, sold at $1,288,000 in April 2026.

Both 667 sqft units at that project were recorded in the quarter. The other, on the sixth to 10th floor, sold at $1,160,000.
