Hougang HDB Resale Prices: What Q2 2026 Data Shows (Median S$6,500 psm, 307 Sales)

If you own a flat in Hougang, or you have been watching listings there, the quarterly resale numbers are the clearest record of what buyers actually paid.
In this article, we look at eight quarters of Hougang resale medians, how each flat type compares with a year earlier, and the highest recorded prices of the quarter.
Hougang recorded 307 HDB resales in Q2 2026 at a median of S$6,500 psm and a median price of S$620,000, based on HDB resale data from data.gov.sg. That is -2.5% on psm and +1.6% on price against Q2 2025, when 349 flats changed hands.
How Have Hougang Prices Moved Over Eight Quarters?
The table and chart below track Hougang's median price per square metre from Q3 2024 onwards, along with sales volume and the count of flats sold at S$1 million or more.
The table shows a median of S$6,262 psm on 376 sales in Q3 2024, rising to S$6,682 psm in Q4 2025 before easing to S$6,500 psm in Q2 2026. Across the eight quarters, the town's median psm has moved +3.8%.
Note that volumes swing a fair bit from quarter to quarter, from a low of 240 sales in Q4 2025 to a high of 393 in Q3 2025. Medians drawn from smaller quarters can shift on mix alone.

Which Flat Types Rose And Which Fell?
Town-level medians cover everything from 2-room to executive flats, so the flat-type breakdown is where the detail sits. The table below sets Q2 2026 medians against Q2 2025.
The 4-room flat was the most traded type at 143 sales, with a median of S$622,000 and S$6,452 psm, down 2.6% on the year. The 5-room median fell 9.9% to S$720,500 across 48 sales, the largest move in the table.
Smaller types went the other way. The 2-room median rose 2.5% to S$385,944 on 12 sales, and the 3-room median rose 2.3% to S$450,000 on 74 sales. Executive flats were close to flat at S$985,500, a change of -0.3%. With only 12 sales, the 2-room figure rests on a thin base.

Million-Dollar Flats In Hougang
Sixteen of the quarter's resales in Hougang were at S$1 million or more, against 13 a year earlier. The table below lists the five highest recorded prices.
The quarter's top price was S$1,275,000 for an executive flat at Blk 853 Hougang Ctrl, on the 04 to 06 storey range, at S$9,307 psm with 70 years of lease left. Four of the five were executive flats of 137 sqm or larger.
The one 5-room on the list, at Blk 377A Hougang St 32, sold for S$1,130,000 at S$9,912 psm, the highest per-square-metre figure among the five. It also had the longest remaining lease at 94 years. These are recorded transaction prices, not valuations.

How Does Hougang Compare With The Island?
Over the same year, the island-wide HDB resale median psm moved -0.4%. Hougang's -2.5% on psm was a wider move over the same period.
The two measures also parted ways within the town itself. Hougang's median psm fell on the year while its median price rose 1.6%, which happens when the mix of flat sizes sold shifts between quarters.

They are indicative medians, not a valuation of any particular flat, and they cannot account for renovation, floor level or lease length on a specific unit.

Flat types with fewer than five sales in the quarter are omitted from the breakdown. Lease left is rounded to whole years as at the sale. Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out.
