3-Room HDB Resale Prices In Q2 2026: Punggol Tops The Towns At S$546,500

3-room flats are the smallest resale type still trading in volume across most HDB towns. If you own one, rent one out, or are watching the market, the gap between towns is wide enough to matter.
In this article, we look at every town with at least 15 3-room resales in Q2 2026, ranked by median price, and compare each with the same quarter a year earlier. We also look at median psm, sales counts and which towns moved up or down.
Island-wide, 1,444 3-room flats resold in Q2 2026 at a median price of S$443,000, or S$6,406 psm. That is 1.1% lower than Q2 2025, when 1,624 flats sold at a median of S$448,000, based on HDB resale data from data.gov.sg.
Which Towns Had The Highest 3-Room Median Prices?
Twenty-one towns recorded at least 15 3-room resales in Q2 2026. The table below ranks them by median price, with the median psm, the sales count and the year-ago median for each.
Punggol topped the list at S$546,500 from 46 sales, with Sengkang close behind at S$545,000 from 38 sales. At the other end, Geylang had the lowest median at S$356,500 from 82 sales. The ratio between the highest and lowest town median is 1.53.
Note that Choa Chu Kang shows no year-ago figure. It did not clear the 15-sale threshold in Q2 2025, so no change is shown for it.

How Do The Towns Compare On Median Psm?
Median price depends partly on flat size, so the psm view reorders the towns. The chart below shows median resale psm for 3-room flats by town in Q2 2026.
Punggol leads again at S$8,102 psm, followed by Sengkang at S$8,007 psm and Queenstown at S$7,692 psm. Toa Payoh sits at the bottom at S$5,675 psm, just under Jurong West at S$5,678 psm.
Queenstown moves up on this measure, ranking third on psm against fourth on median price. Bedok, with the largest sales count at 115, records S$6,102 psm.
How Have Prices Changed Since Last Year?
Of the 20 towns with at least 15 sales in both quarters, 8 posted a higher median price than a year earlier and 12 posted a lower one.
The largest rise was Queenstown at 7.9%, from S$445,000 to S$480,000 across 89 sales. Jurong West followed at 4.9%, and Sengkang at 2.8%. The largest fall was Toa Payoh at 8.1%, from S$410,000 to S$376,944 across 108 sales, with Bukit Panjang next at 6.0%.
These are medians of recorded transactions, not valuations. In towns with smaller counts, such as Choa Chu Kang at 16 sales or Bukit Panjang at 21, a change in the mix of blocks, floors or lease remaining can move the median on its own.

Private figures are from URA Data Service caveats, HDB figures from data.gov.sg resale records, both loaded weekly by this site's ingest. Medians are of the non-excluded transactions in the period named. Sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out. Every figure is indicative and drawn from recorded transactions, not a formal valuation.
