Narra Residences has recorded 203 developer sales since January 2026 at an overall median of $2,165 psf. That is 37.6% of the 540-unit project, with 22 of the sales in the three months to August 2026 — a pace well below the launch month.

January 2026 accounted for 98 of the 203 caveats

The busiest month was January 2026, with 98 caveats at a median of $2,146 psf, based on caveats lodged with URA. Monthly volume has stayed in single or low double digits since, apart from 34 caveats in April 2026.

The median psf moved -0.8% between the first month and August 2026, when six caveats were lodged at a median of $2,129 psf. The highest monthly median was $2,218 psf in June 2026, on six caveats.

Two-bedroom sizes made up the largest share of sales

Units of 50 to 69 sqm were the most sold size band, with 110 caveats at a median price of $1,427,500, or $2,156 psf. The 70 to 89 sqm band followed with 50 caveats at a median of $1,819,000.

The 90 to 119 sqm band recorded 41 caveats at a median of $2,234,000 ($2,188 psf). The two outer bands each recorded a single caveat, too few to read a price level from.
