District 3 private sales in Q2 2026: median S$2,298 psf from 188 sales

Private homes in District 3, covering Tiong Bahru, Queenstown and Alexandra, changed hands 188 times in Q2 2026 at a median of S$2,298 psf. That is 0.8% below the Q1 2026 median of S$2,317 psf, which came from 173 sales, and 5.6% above the S$2,175 psf recorded a year earlier in Q2 2025. The quarter-on-quarter move is the smaller of the two, while the year-on-year gap spans four quarters in which both the volume of sales and the mix of projects transacting changed considerably.
The chart below sets the quarter against the seven before it. Volumes ran between 157 and 165 sales in each quarter from Q3 2024 to Q2 2025, then rose sharply to 467 sales in Q3 2025 and 1,234 in Q4 2025, the highest count in the series. Medians in those two quarters sat well above the levels on either side of them. Activity returned to 173 sales in Q1 2026 and 188 in Q2 2026, close to the counts seen in 2024 and early 2025.
All figures here are medians of the recorded price per square foot of each private sale in the district, unadjusted and taken after hygiene exclusions. They are indicative readings drawn from recorded transactions rather than valuations of any individual home. In a district where a single large project launch can multiply the quarterly count several times over, the median tracks what was sold as much as what prices did.
