District 15 private sales in Q2 2026: median S$2,251 psf from 436 sales

District 15, covering Katong, Joo Chiat and the East Coast stretch, recorded 436 private sales in Q2 2026 at a median of S$2,251 psf. That median sits -0.3% against Q1 2026, when 404 sales were recorded at S$2,257 psf, and +9.8% against the same quarter a year earlier, when the median was S$2,049 psf. The quarter therefore combines a flat reading against the immediately preceding three months with a materially higher level than twelve months ago.

The chart and table below set the district's quarterly medians and transaction counts side by side from Q3 2024 onward. Volume in the district has moved within a band of roughly three to five hundred sales a quarter across most of the period shown, with one exception: Q4 2024 recorded 1,308 sales, far above every other quarter in the series. The lowest count in the series is the 349 sales of Q4 2025, after which the count rose in each of the two following quarters.

Medians here are of the recorded price per square foot of each private sale, unadjusted, after hygiene exclusions. No time adjustment, floor adjustment or size adjustment is applied, so a quarter with fewer sales moves with the mix of what happened to transact as much as with prices. These are indicative figures drawn from recorded transactions and are not valuations of any individual home.

Projects by median price per area in Q2 2026

The table below lists District 15 projects that recorded at least three sales during the quarter, ordered from the highest median price per area downward. The three-sale threshold keeps single transactions out of the ranking while still admitting small landed groupings, which is why landed segments on Tembeling Road and Wareham Road appear alongside condominium projects. Each landed grouping contributed 3 sales in the quarter, as did Amber House.

Transaction counts behind these medians vary widely. The Continuum accounted for 56 sales, the largest count of any project in the table and a substantial share of the district total. Arina East Residences recorded 16 sales and Meyer Blue 13, while Amber Park recorded 10 and Amber 45 recorded 6. Because each project median is calculated only from that project's own sales in the quarter, the medians of the smaller-count entries rest on very few observations and can shift on the strength of one unit.

What moved most against the previous quarter

The table below is restricted further, to projects that recorded at least 8 sales in both Q2 2026 and Q1 2026, so that each quarter-on-quarter change rests on a comparable base on both sides. Six projects clear that bar. Five of them show a lower median than in the previous quarter and one, Arina East Residences, shows a higher one, having recorded 16 sales in the quarter.

Mandarin Gardens shows the largest decline in the group, followed by Opera Estate; each recorded 13 sales in Q2 2026. Grand Dunman and Seaside Residences, with 8 sales apiece, show smaller declines, and Seaside Residences is the smallest move in either direction in the table. The Continuum's median also eased. As with the district figure, these are medians of unadjusted recorded prices per square foot, so the unit mix that transacted in each quarter is part of every change shown.

Across the two tables and the chart above, District 15's Q2 2026 reading is a district median of S$2,251 psf on a count that rose from the previous quarter, with the median itself all but unchanged over three months and higher over twelve. Within the district, the spread between projects remains wide, from landed segments and newer Amber Road and Meyer Road addresses at the top of the ranking to older large developments lower down. Of the six projects with at least 8 sales in both quarters, only one recorded a higher median than in Q1 2026.
