District 14 private sales in Q2 2026: median S$1,755 psf from 197 sales

Private homes in District 14, covering Geylang, Eunos and Paya Lebar, changed hands 197 times in Q2 2026 at a median of S$1,755 psf. That is 2.6 per cent below the S$1,802 psf median recorded in Q1 2026, when 163 sales were logged, and 1.0 per cent below the S$1,774 psf median of the same quarter a year earlier. Both comparisons are drawn from recorded transactions in the district and are indicative of what actually transacted, not a valuation of any individual home.

The chart and table below set the quarter against the seven before it. Transaction counts across that span ran from 196 in Q3 2024, 208 in Q4 2024 and 213 in Q1 2025, then 186 in Q2 2025, 206 in Q3 2025 and 177 in Q4 2025, before the 163 sales of Q1 2026. The 197 sales in Q2 2026 are the highest count since Q3 2025. The median line is plotted on the same quarterly basis, so movements in the two series can be read side by side.

Medians here are taken from the recorded price per square foot of each private sale, unadjusted, after hygiene exclusions. No time adjustment or size weighting is applied. A quarter with a thinner count moves with the mix of what sold, including project, unit size and floor level, so a change in the district median does not on its own separate a shift in pricing from a shift in composition.

Projects by median price per area in Q2 2026

The table below lists the District 14 projects with at least three recorded sales in the quarter, highest median price per square foot first. Sin Chuan Garden sits at the top on three sales, followed closely by Frankel Estate on 12. Park Place Residences At PLQ, with six sales, and Parc Esta, with 26, come next. Waterbank At Dakota and The Waterina each recorded three sales, while Sims Urban Oasis logged 13 and Tre Residences six.

Parc Esta accounts for the largest single share of the quarter's listed volume at 26 sales, with Sims Urban Oasis and Frankel Estate the next most active of the eight entries. Where a project shows only three sales, its median rests on a very small set of transactions and can sit well away from the district median for reasons of unit mix alone. The three-sale threshold is applied to keep single transactions from appearing as project-level medians.

What moved most against the previous quarter

To compare the same projects across consecutive quarters, the table below is restricted to those with at least eight recorded sales in both Q1 2026 and Q2 2026. Three projects clear that bar. Sims Urban Oasis, on 13 sales in the quarter, shows the largest decline of the three in median price per square foot. Parc Esta, on 26 sales, also moved lower. Euhabitat, on 10 sales, is the only one of the three with a higher median than in the previous quarter, and the change column gives the size of each move.

Taken together, the figures show a district median of S$1,755 psf in Q2 2026, softer against both the preceding quarter and the year-earlier quarter, alongside a transaction count that rose from the 163 of Q1 2026. At project level, the two largest contributors of repeat-quarter volume, Parc Esta and Sims Urban Oasis, both recorded lower medians than in Q1 2026, while Euhabitat recorded a higher one. All figures are indicative medians of recorded transaction prices and reflect the mix of what sold in each quarter.
