Chip Hock Gardens landed home sells for $24,280,000, August 2026's top private sale

The highest private home price in August 2026 was $24,280,000. This was for a freehold landed resale home at Chip Hock Gardens in District 10. The unit was 9,270 square feet. This worked out to $2,619 per square foot, called psf for short. This was the top price among 1,341 caveats lodged for the month. A caveat is a legal document filed to record a property deal. Of these caveats, 171 were developer sales.

Data from the URA Data Service showed private caveats fell 30.9% in August 2026 compared to July 2026, when there were 1,941. The median price in August was $1,845 psf. Data from data.gov.sg showed HDB resale records. There were 2,434 HDB resales in August 2026, with a median price of $635,000. This number of resales was 4.3% fewer than the 2,544 resales recorded in July 2026.

Landed homes filled the 10 highest private prices

Every one of the month's 10 highest private prices was a freehold landed resale. District 11 and District 15 addresses appeared several times. Gentle Road appeared twice, at $20,380,000 and $18,500,000.

Below the Chip Hock Gardens deal, prices in the table went down to $13,168,000. This was for a 5,058 square foot unit at Branksome Road in District 15. Looking at price per square foot, the highest in the group was Dunearn Estate in District 11. It sold at $2,805 psf, for a 5,304 square foot unit priced at $14,880,000.

Highest psf recorded at $5,495 psf in District 3

The steepest price per square foot in August 2026 was $5,495 psf. This was for an 883 square foot freehold landed resale at Eng Hoon Street in District 3, sold for $4,850,000. Two developer sales followed. One was at Boon Teck Road in District 12, at $5,057 psf. The other was at Gallop Park Road in District 10, at $4,326 psf.

The list also included the month's smallest unit among the leaders. This was a 657 square foot apartment at River Green in District 9, sold at $2,369,000, or $3,608 psf. Also included was a 2,024 square foot unit at Ardmore Ii, at $3,583 psf.

Bishan executive flat at $1,650,000 led HDB resales

The highest HDB resale price in the month was $1,650,000. This was for a 162 square meter executive flat at Blk 192 Bishan St 13, on the 22 to 24 storey range. This works out to $10,185 per square meter, called psm for short. The flat has 60 years of lease remaining. Next was a 120 square meter five-room flat at Blk 273B Bishan St 24. It sold for $1,620,000, or $13,500 psm, with 84 years of lease left.

The highest among the 10 was $15,860 psm. This was recorded for a 93 square meter four-room flat at Blk 1E Cantonment Rd in the Central Area. It sold for $1,475,000. Bishan, Queenstown and Toa Payoh each appeared more than once in the group.
