Union Square Residences crosses 213 units sold, median psf down 12.6% since launch month

Union Square Residences in District 1 has recorded 213 developer sales since November 2024, or 58.2% of its 366 units. The overall median stands at S$3,063 psf, and 53 of those sales were lodged in the three months to August 2026.
The median psf has moved -12.6% from the project's first selling month to its latest. It was S$3,160 psf in November 2024 and S$2,762 psf in August 2026, based on caveats lodged with the URA Data Service. The 99-year leasehold project is developed by City Developments Limited, according to the developer's website.
November 2024 remains the busiest month
The launch month drew 94 caveats, the highest of the 19 months of selling. Monthly volumes then fell to single digits through 2025, with one caveat each in April 2025, May 2025, December 2025, February 2026 and March 2026.
Activity picked up again from April 2026. May 2026 recorded 17 caveats, July 2026 recorded 33 and August 2026 recorded 10, taking the cumulative count to 213.
The monthly medians in that later stretch sit below those of 2025. February 2026 marked the highest monthly median at S$3,828 psf, on one caveat.

The 50 to 69 sqm band accounts for 106 of the 213 caveats, at a median price of S$2,243,500 and a median of S$3,082 psf. The median area in that band is 732 sqft.
The largest band, at 120 sqm and above, has eight caveats at a median price of S$5,174,000 and a median of S$3,409 psf. Units of 90 to 119 sqm recorded the lowest median psf of the four bands, at S$2,859 psf.
