District 28 private sales in Q2 2026: median S$1,558 psf from 137 sales

Private homes in District 28, covering Seletar and Yio Chu Kang, recorded 137 transactions in the second quarter of 2026 at a median of S$1,558 psf. That median sits 1.0% below the S$1,573 psf recorded in Q1 2026, when 107 sales were logged, and 4.1% above the S$1,497 psf median of the same quarter a year earlier. The quarter therefore combined a higher transaction count than the preceding three months with a slightly lower median price per square foot.

The chart and table below set the quarter against the preceding two years. Transaction counts in the district ran at 182 in Q3 2024 and 168 in Q1 2025 before thinning to 115 in Q3 2025, 128 in Q4 2025 and 107 in Q1 2026. On that series, the 137 sales of Q2 2026 are the highest count since Q2 2025, while the median price per square foot is below the peak of the series, which falls in Q4 2025.

All figures are indicative and drawn from recorded transactions rather than any formal valuation. Each quarterly median is taken from the price per square foot of every sale that passed hygiene exclusions, without adjustment for unit size, floor level, tenure or age. Where a quarter carries few sales, the median tracks the mix of what happened to transact as much as it tracks pricing.

Projects by median price per area in Q2 2026

The table below lists the projects in District 28 with at least three recorded sales in the quarter, ordered from the highest median price per square foot down. Eight projects met that threshold. Luxus Hills, a landed estate, sits at the top of the list on 5 sales, followed by Pollen Collection II on 8. Seletar Hills Estate, also landed, and Parc Botannia occupy the next two places, with High Park Residences, Rivertrees Residences, H2O Residences and The Topiary completing the list.

Volume and price level do not line up in the same order. High Park Residences carried the largest count among the listed projects at 14 sales, with Seletar Hills Estate at 12 and Parc Botannia, Rivertrees Residences and The Topiary at 10 each, while the two projects with the highest medians recorded 5 and 8 sales. Because these are project medians of unadjusted transacted prices per square foot, differences between them reflect the units that sold as well as the projects themselves.

What moved most against the previous quarter

The second table below is narrower. It holds only the projects with at least eight recorded sales in both Q2 2026 and Q1 2026, which allows a like-for-like comparison of medians across the two quarters. Five projects clear that bar: Seletar Hills Estate, Parc Botannia, The Topiary, High Park Residences and Pollen Collection II. For each, the table shows the median price per square foot in the current quarter, the median in the previous quarter, the change between them and the sales count behind the current figure.

Four of the five recorded a lower median than in Q1 2026 and one recorded a higher median. Seletar Hills Estate shows the largest move in the group, downwards, on 12 sales. Parc Botannia is the single project in the table with a higher median than the previous quarter, on 10 sales. The Topiary, High Park Residences and Pollen Collection II each moved down, with High Park Residences and Pollen Collection II close to unchanged. Project medians of this size are sensitive to unit mix from quarter to quarter.

Across the district, the quarter shows more activity than the one before it and a median price per square foot marginally below it, while remaining above the level recorded a year earlier. At project level, the spread between the highest and lowest medians in the quarter is wide, and the landed estates sit at the upper end of that spread. Among the five projects with enough sales for a quarter-on-quarter comparison, movements were mostly small and in one direction, with a single project higher. All figures are medians of recorded transactions, not valuations.

Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices.
