District 11 private sales in Q2 2026: median S$2,107 psf from 138 sales

District 11, covering Novena, Newton and Thomson, recorded 138 private sales in Q2 2026 at a median of S$2,107 psf. That median is 2.9 per cent below the S$2,170 psf recorded in Q1 2026, when 109 sales were logged, and 0.7 per cent above the S$2,092 psf median of a year earlier. The quarter therefore pairs a higher transaction count with a lower median price per square foot than the quarter immediately before it.

The chart and table below set the district's quarterly medians and sale counts side by side over eight quarters. Counts ran at 123 in Q3 2024, 100 in Q4 2024, 135 in Q1 2025, 117 in Q2 2025, 115 in Q3 2025, 108 in Q4 2025 and 109 in Q1 2026, before the 138 sales of the latest quarter, the highest tally in the series shown. The median line rose across the four quarters to Q1 2026 and then stepped back in Q2 2026.

Each median is taken from the recorded price per square foot of every qualifying sale in the district that quarter, unadjusted and after hygiene exclusions, and is drawn from lodged transactions rather than any formal assessment of individual homes. Because the figure is a midpoint of whatever transacted, a quarter with a small number of sales, or a shift in the sizes, tenures and projects represented, can move the median independently of price movement within any one development.

Projects by median price per area in Q2 2026

The table below lists the eight District 11 projects that recorded at least three sales in the quarter, ordered from the highest median price per area down. Watten Estate sits at the top of that list on four sales, followed by Capitol Park and The Glyndebourne on three each, then 10 Evelyn, which posted the largest count of any listed project at seven sales. Trilight and Soleil @ Sinaran, both on four sales, come next, with Pavilion 11 and Trevose Park, on three sales each, at the foot of the table.

Most of these project medians sit above the district-wide median for the quarter; Pavilion 11's is marginally above it and Trevose Park's is the only one below. The counts involved are small, ranging from three to seven sales, so each project median rests on a handful of transactions and reflects the particular units that changed hands, including their floor areas and stack positions, rather than a like-for-like comparison between developments.

Taken together, the figures describe a quarter in which District 11 activity was heavier than in any of the preceding seven quarters while the district median in price per square foot terms slipped from the Q1 2026 level and finished slightly above the year-earlier reading. Project-level medians spanned a wide range within the same three months, and every one of them was built on between three and seven recorded sales. All figures are indicative, derived from transaction records, and are not assessments of any individual property.
