If you own, rent or are watching a flat in Bukit Batok, the quarterly resale figures are the clearest record of what buyers actually paid. They come from lodged transactions, not from asking prices.

Note that sales volume swings too. Q4 2025 saw 246 resales, the fewest in the eight quarters. Q2 2026's 356 sales are close to the 365 recorded in Q2 2025. Medians drawn from smaller quarters can shift with the mix of flats sold.

Which Flat Types Rose, And Which Fell?

The town-wide median covers five flat types with very different price levels. The table below sets Q2 2026 against Q2 2025.

4-room flats were the busiest, with 145 sales at a median of S$652,888, up 3.6% on the year. Executive flats posted the largest rise at 6.2%, to S$905,000, but on just 14 sales. 2-room flats had the highest median psm at S$8,298 psm.

5-room flats were the one type to fall, down 3.0% to S$800,000 across 83 sales. 3-room flats edged up 1.2% to S$425,000 on 89 sales.

Million-Dollar Flats In Bukit Batok

One resale in Bukit Batok crossed S$1 million in Q2 2026. The same count was recorded in Q2 2025. The table below lists the quarter's five highest prices.

The top sale was S$1,025,000 for a 5-room flat at Blk 293C Bt Batok St 21. It measured 113 sqm on the 31 to 33 storey range, at S$9,071 psm, with 92 years of lease left. Two other 5-room flats of the same size followed, at S$990,000 and S$980,000.

Lease varies widely among the executive flats listed. Blk 299 Bt Batok St 22 sold at S$978,000 with 70 years left. Blk 121 Bt Batok Ctrl sold at S$968,000 with 58 years left, at S$6,453 psm.
