The Sen sells 144 units since November 2025 at a median of $2,335 psf

The Sen in District 21 has recorded 144 developer sales since November 2025. That is 41.5% of the 347-unit project, at an overall median of $2,335 psf — a take-up rate of just over four in 10 units in 10 months of selling.

Based on caveats lodged with the URA Data Service, 26 of those sales came in the three months to August 2026. The month of August 2026 alone accounted for 12 caveats.

November 2025 remains the busiest month

The first month of sales produced 65 caveats at a median of $2,338 psf. Monthly volume has since run between five and 15 caveats.

The median psf in August 2026 was $2,305 psf. That is 1.4% below the first month's median. The table and chart below set out the monthly caveats and the running total.

Units of 50 to 69 sqm led sales

The 50 to 69 sqm band drew 54 caveats, the most of any size band. The median price in that band was $1,623,600, or $2,344 psf, on a median area of 678 sqft.

The 70 to 89 sqm band followed with 53 caveats at a median of $2,118,000. The seven largest units, at 120 sqm and above, transacted at a median of $3,564,100 and the highest median psf in the project at $2,453 psf.

Within 1,000 m of The Sen, 491 resales across 70 completed projects were recorded over the 24 months to August 2026. Their median was $1,749 psf.

The launch median of $2,335 psf sits 33.6% above that figure. Daintree Residence, 320 m away, logged the most resales at 56, at a median of $2,062 psf. Forett@Bukit Timah had the highest median among the projects listed below, at $2,336 psf.

Nava Grove led District 21 launches with 82 caveats

Among other launches in District 21 over the 12 months to August 2026, Nava Grove sold the most units. It recorded 82 caveats at a median of $2,644 psf.

Pinetree Hill followed with 61 caveats at $2,609 psf. The highest median among the five was 8@BT at $2,676 psf, on 29 caveats.
