If you own or rent a flat in Sengkang, the quarterly resale numbers are the clearest read on what neighbours are paying. They come from actual recorded transactions, not from asking prices.
In this article, we look at eight quarters of Sengkang resale medians, the flat-type breakdown against a year earlier, and the highest prices recorded in the town this quarter.
Sengkang recorded 415 resales in Q2 2026. The median was S$6,761 psm, with a median price of S$650,000, based on HDB resale data from data.gov.sg.
How Have Sengkang Prices Moved Over Eight Quarters?
The town's median has been tracked from Q3 2024 onwards. The table and chart below show the median psm, the median price, the number of sales and the count of resales at S$1 million or more.
The table shows a peak median of S$6,960 psm in Q1 2025. The figure for Q2 2026 is S$6,761 psm. Since Q3 2024, when the median was S$6,548 psm on 620 sales, the town's median psm has moved +3.2%.

What Changed Against Q2 2025?
A year earlier, Sengkang saw 495 resales at a median of S$6,929 psm and S$662,800. Against that quarter, the median psm is -2.4% and the median price is -1.9%.
Island-wide, the HDB resale median psm moved -0.4% over the same year. Sengkang's fall was larger than the island figure.

Which Flat Types Moved Most?
The table above splits the town by flat type. Two types rose on median price and three did not.
5-room flats posted the largest fall, at -3.5%, with a median of S$680,000 from 137 sales. 3-room flats rose +2.8% to S$545,000. Executive flats rose +2.3% to S$858,000, though on just 29 sales.
4-room flats were the busiest type, with 194 sales. Their median price was S$641,000, down 1.4% on the year. The 2-room median was S$380,000 across 17 sales, a change of -0.1%.
Million-Dollar Flats In Sengkang
Four of the quarter's resales in Sengkang crossed S$1 million. A year earlier, there was one. The table below lists the five highest prices recorded in the town this quarter.
The top price was S$1,070,000. That was an executive flat at Blk 205A Compassvale Lane, on the 10 TO 12 storey range. It measured 143 sqm at S$7,483 psm, with 72 years of lease left.
The other four were 5-room flats, all on Compassvale addresses. Three sat at Blk 216 Compassvale Dr, each 112 sqm with 90 years of lease left. Note how few transactions these are out of 415.
