District 7 private sales in Q2 2026: median S$2,150 psf from 43 sales

District 7 covers Bugis, Beach Road and Golden Mile, a stretch of central housing where the transacted stock runs from older mixed-use blocks to recently completed towers. In the second quarter of 2026 the district recorded 43 private sales at a median of S$2,150 psf. The quarter before it, Q1 2026, recorded 46 sales at a median of S$2,659 psf, and the same quarter a year earlier recorded a median of S$2,249 psf, so the district median sits below both reference points.

The chart below tracks the district median by quarter from Q3 2024. Sale counts over that span have stayed within a narrow band, from 29 in Q4 2024 and again in Q2 2025 up to 46 in Q1 2026, with 36 in Q3 2024, 45 in Q1 2025, 33 in Q3 2025 and 37 in Q4 2025. The 43 sales in the latest quarter are the second highest count in the eight quarters shown.

Each quarterly figure is the median of the recorded price per square foot of every qualifying private sale in the district, taken as transacted and not adjusted for age, floor, tenure or unit size. The series is indicative of what changed hands and is not a valuation of any individual home.

Projects by median price per area in Q2 2026

Aurea sits at the top of that order on 7 sales, followed by The M on 3 sales and Duo Residences on 9, the largest single count in the quarter. City Gate and Concourse Skyline each recorded 4 sales, The Bencoolen 3, Burlington Square 4 and The Plaza 3.

The spread between the top and bottom of the list is wide, and the projects at either end differ in age, tenure and typical unit size, so the ordering describes the mix of what transacted rather than a like-for-like comparison. Projects with fewer than three recorded sales are not shown, which means the listed names account for part, not all, of the 43 sales behind the district median.

Taken together, the figures show a District 7 quarter with a sale count close to the top of its recent range and a median price per square foot below both the preceding quarter and the same quarter of 2025, at -19.1% and -4.4% respectively. Because the district median is drawn from a few dozen unadjusted transactions, it moves with the composition of what sold in each three-month window as well as with prices, and the project table gives the clearest view of that composition.

Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices.
