District 23 private sales in Q2 2026: median S$1,604 psf from 294 sales

District 23 covers Bukit Panjang, Hillview and Choa Chu Kang, and the figures below are drawn from recorded private resale and new sale transactions in the district rather than from any formal valuation. The quarter closed with 294 recorded sales at a median of S$1,604 psf, placing it below the Q1 2026 median of S$1,707 psf and above the S$1,493 psf recorded in Q2 2025. All medians are of the price per square foot of each individual sale, taken as recorded and left unadjusted.

The chart above tracks the district median across eight quarters, from Q3 2024 to Q2 2026. The series sat within a narrow band for the first five of those quarters, lifted in Q4 2025, then stepped up sharply in Q1 2026 before giving back part of that move in the quarter just recorded. Because each point is a median of whatever transacted in that three-month window, the shape of the line carries the changing mix of projects, unit sizes and tenures as well as any change in price.

Transaction counts moved on their own path. The district logged 459 sales in Q3 2024 and 389 in Q4 2024, then settled into the 300s through 2025, with 334, 300 and 307 in the first three quarters of that year. Q4 2025 was the thinnest quarter in the series at 225 sales, after which volume returned to 326 in Q1 2026 and 294 in the latest quarter. Projects by median price per area in Q2 2026

Eight projects in District 23 recorded at least three sales in the quarter and so appear in the table below, ranked from the highest median price per square foot down. Narra Residences sits at the top of that ranking and is also by far the busiest name in the district, with 60 of the quarter's sales. The Myst follows on 12 sales and Midwood on 19, with Hillion Residences, The Skywoods, Hillington Green, Le Quest and The Hillier filling out the list on between five and eight sales each.

The spread across these eight projects is wide, and the district median of S$1,604 psf sits below every one of them. That is a reminder that the district figure is computed across all recorded sales in District 23, including projects and individual transactions that fall short of the three-sale threshold used for the project table. A project median built on five or six sales describes those particular units and the sizes and floors they occupied, nothing broader.

What moved most against the previous quarter

The comparison table below is restricted to projects with at least eight recorded sales in both Q2 2026 and Q1 2026, which leaves four names. Midwood posted the largest move at +4.3% on 19 sales, followed by Sol Acres at +2.4% on 21 sales and Narra Residences at +1.9% on 60 sales. The Myst was close to unchanged at -0.3% across 12 sales. The threshold is applied to both quarters so that each change is measured between two medians of comparable thickness.

All four of these projects were flat or higher against the previous quarter, while the district median fell 6.0% over the same period. That combination is possible because the district figure pools every recorded sale, including projects that traded in one quarter and not the other, and because the size and type of units transacting within each project can shift between quarters. The project-level changes describe those projects only; they do not aggregate to the district number.

Project-level medians ranged widely, with Narra Residences accounting for the largest single block of transactions. Every figure here is indicative and derived from recorded transactions, with medians unadjusted for floor, size, tenure or condition.
