District 19 private sales in Q2 2026: median S$1,665 psf from 634 sales

Private homes in District 19, which covers Hougang, Serangoon Gardens and Punggol, changed hands 634 times in the second quarter of 2026 at a median of S$1,665 psf. That median sits 0.4 per cent below the S$1,671 psf recorded in the first quarter of 2026, when 527 sales were registered, and 3.6 per cent above the S$1,606 psf median of a year earlier. The quarter therefore combines a broadly unchanged median with a higher count of recorded transactions than the quarter immediately before it.

The chart and table below track the district across eight quarters, from Q3 2024 to Q2 2026. Transaction counts over that span run 573, 1,208, 615, 617, 631, 622, 527 and 634. The 1,208 sales in Q4 2024 are the largest count in the series and the median plotted for that quarter is the highest point on the chart; the seven other quarters sit in a much narrower band by count. Per-area figures in the stored table are held in cents per square metre, while the headline medians here are quoted in psf.

All medians are taken from the recorded price per square foot of each private sale, unadjusted and after hygiene exclusions, so they are indicative readings from transaction records rather than valuations of any particular home. Because a median is the midpoint of whatever happened to transact, a quarter with few sales moves with the mix of unit sizes, tenures and projects that came to market, not with prices alone.

Projects by median price per area in Q2 2026

The table below ranks projects that recorded at least three sales in the quarter, highest median per area first. Chuan Park sits at the top on 21 sales, followed by Forest Woods on 5 and The Chuan on 3. Hundred Palms Residences recorded 9 sales, Serangoon Garden Estate 28, Botanique At Bartley 20 and The Scala 4. The Florence Residences is the most active name on the list with 35 sales and the lowest median of the eight projects shown.

The three-sale threshold is deliberately low, which means several entries rest on a handful of transactions. Where a project contributes only three, four or five sales, its median describes those specific units and can sit some distance from the district reading. The larger counts, such as the 35 at The Florence Residences and the 28 at Serangoon Garden Estate, are drawn from a wider set of transactions within the same quarter.

What moved most against the previous quarter

The second table below applies a stricter filter: only projects with at least 8 sales in both Q2 2026 and Q1 2026 are included, so that each comparison rests on a reasonable number of transactions at either end. Six projects clear that bar. Three recorded a lower median per area than in the previous quarter and three recorded a higher one, which is a wider spread at project level than the 0.4 per cent move in the district median suggests.

Serangoon Garden Estate shows the largest fall at 9.5 per cent on 28 sales, followed by Watertown at 7.6 per cent on 11 sales; Botanique At Bartley, with 20 sales, also came in below its first-quarter median. On the other side, Jewel @ Buangkok on 11 sales, Hundred Palms Residences on 9 and The Florence Residences on 35 each posted a higher median than in Q1 2026, and all three increases were smaller in size than either of the two largest declines.

Taken together, the figures describe a quarter in which the district median barely moved, easing 0.4 per cent from the previous three months while standing 3.6 per cent above the same quarter of 2025, and in which recorded transactions returned to a level above the 527 of Q1 2026. Beneath that flat headline, the six projects that met the eight-sale test in both quarters split evenly between falls and rises, with the largest single move a 9.5 per cent decline. Each of these readings is an indicative median of recorded transactions, not a valuation.
