District 17 private sales in Q2 2026: median S$1,756 psf from 131 sales

Private homes in District 17, covering Changi, Loyang and the Flora Drive area, were transacted 131 times in Q2 2026 at a median of S$1,756 psf. That is 0.9% below the Q1 2026 median of S$1,772 psf, which was drawn from 382 sales, and 37.6% above the S$1,276 psf recorded a year earlier. The quarter therefore combines a median that barely moved against the immediately preceding three months with a much wider gap against the same quarter of 2025.
The quarterly series in the chart and table below sets those two comparisons in context. Recorded sales counts ran at 234 in Q3 2024, then 108, 95, 99, 102 and 88 through to Q4 2025, before jumping to 382 in Q1 2026 and settling back in the most recent quarter. The median per square foot sat within a narrow band across the four quarters of 2025 and stepped up from Q1 2026 onwards, so the year-on-year figure is measured from the lower of those two levels.
All medians here are of the recorded price per square foot of each private sale, unadjusted and taken after hygiene exclusions; they are indicative readings from transaction records rather than valuations of any individual home. Because a median simply splits the set of sales in half, a quarter with a small or unusual set of transactions moves with the mix of what sold, including project, size and tenure, and not only with pricing.

Projects by median price per area in Q2 2026

Kassia leads on median psf with 5 sales, followed by The Shorefront with 4 and Coastal Cabana with 58. Loyang Villas recorded 6 sales, The Gale 3, The Inflora 5, Hedges Park Condominium 5 and Palm Isles 6. Projects with one or two sales in the quarter are excluded from the ranking, so the table does not cover every transaction in the district.
Coastal Cabana accounts for the large majority of the sales in this table, which means the district median for the quarter is shaped heavily by one project's mix of units. The remaining seven projects contribute between 3 and 6 sales each, counts small enough that each project median rests on a handful of transactions and can shift with the particular unit sizes and floors that changed hands.

What moved most against the previous quarter
Only projects with at least 8 recorded sales in both Q1 2026 and Q2 2026 are compared here, which leaves a single entry in the table below. Coastal Cabana, with 58 sales in the latest quarter, posted a median price per square foot above its own median of the previous quarter.
