Executive HDB Flats In Q2 2026: Hougang Leads The Towns At S$985,500

Executive flats are among the largest HDB homes. Fewer of them get sold each quarter than four-room or five-room flats. This makes it hard to know their value in your town. One sale alone does not tell you much. But a full quarter of sales in one town gives a clearer picture.
This article looks at every HDB town with at least 15 executive resale sales in Q2 2026. We rank these towns by median price. We compare each town to the same quarter last year. Using the median stops one very high or low sale from throwing off the picture.
Across Singapore, 361 executive flats were resold in Q2 2026. The median price was S$920,000. That works out to S$6,327 per square metre. This price is 1.6% higher than in Q2 2025. In that quarter, 398 executive flats sold at a median of S$905,444. This data comes from HDB resale records on data.gov.sg.
Which Towns Had The Highest Median Prices?
Eight towns had at least 15 executive resales in Q2 2026. We use this number as a cut-off. It makes sure each median price is based on enough sales. The table below ranks these towns by median price. It also shows the median psm, the number of sales, and the median price from the same quarter last year.
The table shows Hougang at the top, with a median price of S$985,500 across 30 sales. Tampines follows, with S$966,500 from 48 sales. At the other end, Jurong West had the lowest median, at S$795,000 from 22 sales. Choa Chu Kang was just above it, at S$830,000. The highest town median is 1.24 times the lowest.
Sales counts differ a lot between towns. Woodlands had the most executive resales, at 53. Choa Chu Kang had 15, the smallest number that still counts. A median based on only 15 sales can change more easily than one based on 53 sales. So the smaller towns on this list carry more uncertainty.

How Have Prices Changed Since Last Year?
Comparing each town to Q2 2025 shows direction, not exact level. All eight towns had at least 15 executive sales in both quarters. This means each town has a year-on-year change shown in the table above.
Six of the eight towns had a higher median price than a year earlier. Two towns had a lower median price. Woodlands rose the most, by 3.1%, based on 53 sales. Sengkang rose 2.3% from 29 sales. Jurong West rose 1.3% from 22 sales. Tampines and Choa Chu Kang both rose 0.7%. Pasir Ris rose 0.3%.
The two declines were small. Bukit Panjang fell the most, by 0.6%, from 18 sales. Hougang fell 0.3%, even though it still had the highest median price of any town. Changes this small are close to normal variation. This is expected when a town has fewer than 30 sales in a quarter. The mix of flats sold can also differ each quarter. This includes floor area, storey, and remaining lease.
What Do The Per-Square-Metre Figures Show?
Median price depends partly on how large the sold flats were. So median psm gives a useful second way to compare. It divides the sale price by floor area. This lets you compare towns based on price per space. The chart below shows median psm for executive flats by town in Q2 2026.
The ranking changes slightly when looking at psm. Tampines leads on psm, at S$6,667. Hougang follows closely, at S$6,649, even though Hougang had the higher median price. Sengkang is third, at S$6,324 psm, despite a lower median price of S$858,000. Woodlands sits at S$6,071 psm. Choa Chu Kang is lowest, at S$5,685 psm. Jurong West is close behind, at S$5,786 psm.
For comparison, the island-wide executive median of S$6,327 psm falls between Sengkang and Bukit Panjang on this chart. All these figures come from resale transactions recorded with HDB and published on data.gov.sg. They show what changed hands in the quarter. They do not value any single flat.

These figures show completed sales in a single quarter, town by town. They do not capture details that affect any one sale. This includes floor area, storey, block age, or remaining lease. Towns with sales counts in the teens can shift a lot from quarter to quarter, based on this mix alone. Towns with fewer than 15 executive resales in the quarter are not shown here. So this list covers towns where executive flats traded often, not every town where one was sold.

Medians are of the non-excluded transactions in the period named; sales flagged by the hygiene rules (related-party transfers, bulk deals, outliers) are left out.
