Private resale median hits $1,754 psf in 2Q2026, up 4.2% y-o-y across 4,000 sales

The island-wide median price for private resale homes reached $1,754 psf in 2Q2026, from 4,000 sales. That is 4.2% higher than in 2Q2025 — a rise recorded across most districts rather than a single segment.

Based on caveats lodged with the URA Data Service, 26 districts had at least 20 sales in both quarters. Of these, 20 posted a higher median than a year earlier and six posted a lower one.

District 9 tops the table at $2,369 psf

District 9 (Orchard, River Valley, Cairnhill) recorded the highest resale median at $2,369 psf from 173 sales. That is 2.9% above 2Q2025, but 3.7% below 1Q2026.

District 3 (Tiong Bahru, Queenstown, Alexandra) followed at $2,247 psf from 165 sales, up 3.3% y-o-y. District 10 (Bukit Timah, Holland, Tanglin) came third at $2,234 psf from 253 sales, unchanged from a year earlier.

District 21 records the largest year-on-year rise

District 21 (Upper Bukit Timah, Clementi Park, Ulu Pandan) posted the largest y-o-y gain at 6.9%. Its median moved to $1,876 psf from $1,755 psf, over 129 sales.

District 16 (Bedok, Upper East Coast, Siglap) was close behind at 6.8%, reaching $1,629 psf from 197 sales. District 22 (Jurong, Boon Lay, Lakeside) rose 6.2% to $1,470 psf from 118 sales.

Six districts came in below a year earlier

District 26 (Upper Thomson, Springleaf, Mandai) recorded the largest decline, down 2.9% to $1,557 psf. The figure rests on 42 sales, a small base compared with the larger districts.

District 1 (Raffles Place, Marina, Cecil) fell 2.8% to $1,935 psf from 45 sales. District 7, District 14, District 4 and District 2 also came in below their 2Q2025 medians.

District 19 logged the highest sales count

District 19 (Hougang, Serangoon Gardens, Punggol) recorded 608 sales, the most of any district. Its median was $1,649 psf, 3.3% higher y-o-y and 0.1% lower q-o-q.

District 15 (Katong, Joo Chiat, East Coast) followed with 322 sales at $1,946 psf, up 5.5% y-o-y. District 18 (Tampines, Pasir Ris) recorded 257 sales at $1,483 psf.

District 25 sits at the bottom of the ranking

District 25 (Woodlands, Kranji) had the lowest median at $1,262 psf from 79 sales. It still rose 5.1% against 2Q2025 and 1.8% against 1Q2026.

District 17 (Changi, Loyang, Flora) was next lowest at $1,278 psf from 64 sales, up 1.1% y-o-y. District 27 (Yishun, Sembawang) came in at $1,371 psf from 145 sales.

All 26 districts met the threshold of 20 sales in both quarters. The island-wide median of $1,754 psf in 2Q2026 was 1.2% above 1Q2026 and 4.2% above 2Q2025.
