District 8 private sales in Q2 2026: median S$1,892 psf from 43 sales

Private homes in District 8, covering Little India and Farrer Park, changed hands 43 times in Q2 2026 at a median of S$1,892 psf. That is 10.7 per cent above the Q1 2026 median of S$1,709 psf, which came from 41 sales, and 5.0 per cent above the S$1,802 psf recorded a year earlier in Q2 2025. All three figures are medians of recorded caveat prices per square foot, not appraisals, and they describe what was transacted rather than what any individual home is worth.

The chart and table below track the district across eight quarters, from Q3 2024 to Q2 2026. Quarterly sales counts over that span sit in a narrow band: 47 in Q3 2025 at the top, 39 in Q4 2025 at the bottom, with 41 in Q3 2024, 44 in both Q4 2024 and Q1 2025, and 43 in Q2 2025. The 43 sales in the latest quarter match the count from the same quarter a year before.

At these volumes, roughly forty transactions a quarter, the median is sensitive to composition. A quarter weighted towards smaller units, or towards one project rather than another, can move the district figure without any individual project repricing. The per-quarter medians shown below are unadjusted for unit size, floor level, tenure or age, and are taken after standard hygiene exclusions of records that fail basic checks.

Projects by median price per area in Q2 2026

City Square Residences sits at the top on 4 sales, followed by Citylights on 8 sales, Uptown @ Farrer on 6 sales, and Cityscape @farrer Park on 3 sales. Citylights was the most active of the four by transaction count, while Cityscape @farrer Park sits at the bottom of the ranking and meets the three-sale threshold exactly.

Across the eight quarters shown, District 8 has turned over between 39 and 47 private homes a quarter, and the median price per square foot has moved within a range rather than in one direction. The latest reading of S$1,892 psf follows the lowest median of the eight-quarter window in Q1 2026, and sits above the level of a year earlier. With four projects clearing the three-sale threshold, the quarter's district median rests on a small and uneven set of transactions.

Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices.
