District 27 private sales in Q2 2026: median S$1,381 psf from 162 sales

Private homes in District 27, covering Yishun and Sembawang, recorded 162 transactions in the second quarter of 2026 at a median of S$1,381 psf. That median sits 1.4 per cent above the S$1,362 psf recorded in the first quarter of 2026, when 169 sales were logged, and 2.1 per cent above the S$1,353 psf of the same quarter a year earlier. All figures are drawn from recorded transactions and are indicative only.
The quarterly series charted below shows how thin or thick each quarter's sample has been. Counts ran at 280 in the third quarter of 2024 and 215 in the fourth, then 201 and 177 across the first half of 2025, before a spike to 398 sales in the third quarter of 2025. Volumes settled back to 199 in the fourth quarter and have since eased again across the two most recent quarters.
Because the district median is taken across whatever sold in a given three months, its level tracks the composition of that sample as much as price movement within individual projects. Projects by median price per area in Q2 2026
The table below lists the projects in District 27 with at least three recorded sales in the quarter, ordered from the highest median price per area down. Canberra Crescent Residences sits at the top and was also the busiest of the group with 17 sales. North Park Residences follows on seven sales, then The Commodore on five and The Visionaire on six. Skypark Residences, with three sales, is the smallest sample shown and clears the inclusion threshold by one transaction.
The lower half of the table carries the larger samples among the older stock. The Brownstone recorded 10 sales, Parc Life 11 and Eight Courtyards eight, and their medians sit below those of the leading projects. Projects with fewer than three sales in the quarter are not shown at all, so the listed transactions account for part, not all, of the 162 recorded across the district.

What moved most against the previous quarter
A narrower filter applies to the table below: only projects with at least eight sales in both the current and the preceding quarter are included, which leaves five. The restriction is there so that quarter-on-quarter changes are read off reasonably sized samples rather than off one or two transactions. Even so, these are medians of unadjusted recorded prices, so unit size, floor level and stack still influence the comparison from one quarter to the next.
Canberra Crescent Residences was the only project of the five with a higher median than in the previous quarter, on 17 sales. Symphony Suites, with 10 sales, was effectively unchanged. The Brownstone on 10 sales, Signature At Yishun on nine and Parc Life on 11 each recorded a lower median than in the first quarter of 2026, with all three declines of similar, modest size as set out in the change column.

Taken together, the figures describe a district where transaction counts have narrowed since the third quarter of 2025 while the district median has moved within a small range. The project tables show the spread behind that single number: newer projects occupy the upper end of the ordering, older stock the lower, and among projects with comparable samples in both quarters the changes were small in either direction.
