District 25 private sales in Q2 2026: median S$1,284 psf from 87 sales

Private homes in District 25, covering Woodlands and Kranji, changed hands 87 times in the second quarter of 2026, at a median of S$1,284 per square foot. That median is 2.9 per cent above the S$1,249 psf recorded in the first quarter of 2026, when 52 sales were logged, and 6.9 per cent above the S$1,201 psf median of the same quarter a year earlier. All figures here are indicative medians drawn from recorded private transactions, not valuations of any individual home.

The quarterly series charted below runs from the third quarter of 2024. Transaction counts in the district have moved within a wide band over that period: 116 sales in Q3 2024, 352 in Q4 2024, then 64, 100, 72 and 78 in the four quarters that followed, before the 52 recorded in Q1 2026. The latest count is the highest since the second quarter of 2025, and roughly two-thirds higher than the quarter immediately before it.

The median line is flatter than the count line for most of the series, with one exception. Q4 2024 sits well above every other quarter shown, in the same period that the largest number of sales was recorded. From Q1 2025 onward the medians cluster closely, with a step up visible in the two most recent quarters. Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions, so a quarter with few sales moves with the mix of what sold as well as with prices.

Projects by median price per area in Q2 2026

The table below lists the eight projects in District 25 with at least three recorded sales in the quarter, ordered by median price per square foot from highest to lowest. Norwood Grand sits at the top of that ranking on 8 sales, ahead of Woodhaven on 7 and Bellewoods on 11. Twin Fountains and Parc Rosewood each recorded 8 sales and sit close together in the middle of the order, followed by Northwave, Forestville and Casablanca.

Northwave contributed the largest number of transactions of any single project in the quarter at 14, with Bellewoods next at 11. At the other end of the count range, Casablanca met the three-sale threshold with exactly 3 and Forestville with 4. Together the eight projects listed account for part of the 87 district sales; the remainder came from projects and resale addresses that recorded fewer than three transactions in the quarter and are therefore not shown separately.

Taken together, the figures record a quarter in which both activity and the district median moved up from the preceding three months: sales rose from 52 to 87, and the median price per square foot rose 2.9 per cent quarter on quarter and 6.9 per cent year on year. The project table shows the spread behind that single district median, with the highest-ranked project standing clear of the rest and the bulk of the listed projects grouped within a narrower band. Each figure is an indicative median of recorded transactions over a single quarter.
