District 2 private sales in Q2 2026: median S$2,268 psf from 61 sales

Private homes in District 2, covering Tanjong Pagar and Anson, were recorded in 61 transactions in the second quarter of 2026, at a median of S$2,268 psf. That median sits 25.8 per cent below the S$3,055 psf recorded in the first quarter of 2026, when 194 sales were logged, and 4.4 per cent above the S$2,172 psf median of the same quarter a year earlier. Both comparisons are of unadjusted medians of recorded price per square foot.
The quarterly series in the table and chart below places the two most recent quarters in context. Transaction counts in the district have swung widely: 50 in Q3 2024, 51 in Q4 2024, then 137 in Q1 2025, before falling to 21 in Q2 2025 and settling at 31 and 33 in the two quarters that followed. The 194 sales of Q1 2026 stand as the highest count in the eight quarters shown, with the latest 61 sales roughly a third of that.
Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices. Every figure here is indicative and drawn from recorded transactions rather than any formal assessment of individual homes, and a district as small and as project-concentrated as District 2 can shift its median on the composition of a handful of projects alone.

Projects by median price per area in Q2 2026
Six projects recorded at least three sales in District 2 during the quarter and so appear in the table below, ordered from the highest median price per square foot to the lowest. Newport Residences sits at the top with 13 sales, the largest count of any project in the list. Spottiswoode 18 follows on four sales, then Skysuites@Anson on five and Altez on seven. 76 Shenton, with five sales, and Icon, with 10, occupy the lower two rows.
Between the highest and lowest project medians in the table there is a wide spread, which is one reason the district median moves with the mix of projects transacting in any given quarter. Where a project records only three or four sales, its median rests on a small number of units and can reflect differences in floor level, unit size and tenure as much as anything else. What moved most against the previous quarter
Only one project cleared the threshold of at least eight sales in both Q2 2026 and Q1 2026, and it appears alone in the table below. Newport Residences recorded 13 sales in the latest quarter at a median 0.8 per cent above its median of the preceding quarter. That is a like-for-like comparison in the narrow sense that both figures come from the same project, though the units transacting in each quarter are not the same units.
The absence of other rows in this table is itself informative. Despite 194 sales district-wide in the first quarter of 2026 and 61 in the second, activity was spread such that no other project sustained eight or more recorded sales across both quarters, leaving project-level quarter-on-quarter comparison in the district resting on a single name.
