District 18, covering Tampines and Pasir Ris, recorded 355 private sales in Q2 2026 at a median of S$1,628 psf. That is -14.0% against Q1 2026, when the median stood at S$1,894 psf across 606 sales, and +2.4% against the same quarter a year earlier, when the median was S$1,590 psf. The quarter therefore sits below the immediately preceding one on price per square foot while remaining above the year-ago reading, with the number of recorded deals close to half the Q1 figure.

Transaction counts over that window have been uneven: 356 sales in Q3 2024, 299 in Q4 2024, then 1,272 in Q1 2025, the largest count in the series. Projects by median price per area in Q2 2026

What moved most against the previous quarter

Taken together, the figures describe a quarter in which the District 18 median price per square foot fell against Q1 2026 while sitting above the level of a year earlier, and in which recorded volume dropped from 606 sales to 355. At project level, the six developments with at least 8 sales in both quarters moved by small amounts, five up and one down, so the district-level decline is not mirrored within those individual medians. That gap between the district figure and the project figures is consistent with a change in the mix of what transacted.
