District 12 private sales in Q2 2026: median S$1,832 psf from 113 sales

District 12, covering Toa Payoh, Balestier and Serangoon, recorded 113 private sales in Q2 2026 at a median of S$1,832 psf. That median sits 2.6 per cent above Q1 2026, when 85 sales were recorded at a median of S$1,786 psf, and 2.4 per cent below the same quarter a year earlier, when the median stood at S$1,877 psf. Transaction volume in the quarter was therefore higher than in the preceding three months, while the median price per square foot remains below where it was twelve months ago.

The chart and table below set the quarter against the seven before it. Quarterly counts run 105 in Q3 2024, 109 in Q4 2024, then 595 in Q1 2025, followed by 124 in Q2 2025, 133 in Q3 2025, 113 in Q4 2025 and 85 in Q1 2026 before the 113 recorded in Q2 2026. Q1 2025 is the outlier on both axes, carrying by far the largest count in the series and the highest median price per area of the eight quarters shown.

All medians here are taken from the recorded price per square foot of each individual sale, unadjusted and after hygiene exclusions, so they are indicative readings from transaction records rather than valuations of any particular home. Where a quarter carries few sales, the median moves with the mix of projects, unit sizes and tenures that happened to transact, not with prices alone. The quarter-on-quarter and year-on-year comparisons below are read on that basis.

Projects by median price per area in Q2 2026

The table below lists the District 12 projects with at least three recorded sales in the quarter, ordered from the highest median price per area down. Eight projects clear that threshold. The Arcady At Boon Keng sits at the top of the ranking on 9 sales, followed by Kallang Riverside on 4 and Trevista and Vista Residences on 3 each. Gem Residences, with 10 sales, ranks in the middle of the list, ahead of The Arte on 3 sales.

Eight Riversuites contributed the largest count of any single project in the quarter at 12 sales, placing seventh of the eight by median price per area, with Okio on 3 sales at the foot of the table. The projects shown account for only part of the district's total transactions for the quarter; the remainder is spread across developments and resale blocks that recorded one or two sales each and are excluded from this ranking to keep each median based on more than a couple of records.

What moved most against the previous quarter

This comparison is limited to projects with at least eight recorded sales in both Q2 2026 and Q1 2026, which keeps the quarter-on-quarter change from resting on a handful of units. Only two projects in District 12 met that condition, and both are shown in the table below with their current and prior medians alongside the change between them. Gem Residences, on 10 sales in the quarter, and Eight Riversuites, on 12, each recorded a higher median price per area than in the preceding quarter.

Of the two, Gem Residences posted the larger increase, with Eight Riversuites moving up by a smaller margin. Neither movement is adjusted for differences in the unit mix that transacted across the two quarters, so a shift in the floor levels, stack orientations or apartment sizes that changed hands can account for part of the gap between one quarter's median and the next within the same project.

Taken together, the figures describe a quarter in which District 12 volume recovered from the 85 sales of the preceding three months while the district median of S$1,832 psf remained below its level of a year earlier. Within the quarter, project medians ranged widely, from The Arcady At Boon Keng at the top of the ranking to Okio at the bottom, and only two projects carried enough sales in consecutive quarters for a like-for-like comparison, both of them higher than in Q1 2026. Each figure is indicative and drawn from recorded transactions.
