District 10 private sales in Q2 2026: median S$2,277 psf from 267 sales

Private homes in District 10, covering Bukit Timah, Holland and Tanglin, changed hands 267 times in Q2 2026 at a median of S$2,277 psf. That median sits -1.5% below Q1 2026, when 265 sales were recorded at S$2,311 psf, and +1.4% above the same quarter a year earlier, when the median was S$2,246 psf. Volume was therefore close to flat against the preceding quarter, with two more recorded sales, while the median moved down modestly.

The quarterly series in the chart and table below puts that in a longer frame. Recorded sales ran at 246 in Q3 2024, 265 in Q4 2024, 249 in Q1 2025 and 228 in Q2 2025, before stepping up to 464 in Q3 2025 and 868 in Q4 2025. The two most recent quarters, at 265 and 267 sales, return the district to the counts seen through 2024 and the first half of 2025, and the median per square foot sits below the levels recorded in the two high-volume quarters.

All medians here are taken from the recorded price per square foot of each private sale, unadjusted and after hygiene exclusions. They describe what was transacted in the quarter rather than what any particular home is worth, and they are indicative figures drawn from transaction records, not valuations. Where a quarter or a project has few sales, the median moves with the mix of units that happened to transact, including size, floor and tenure, as much as with pricing.

Projects by median price per area in Q2 2026

The table below lists District 10 projects with at least three recorded sales in the quarter, ordered from the highest median price per square foot down. Ardmore Park heads the list on three sales, followed by Boulevard 88 on three and Ardmore Three on three. Upperhouse At Orchard Boulevard, with eight sales, is the largest single contributor among the named projects and ranks fourth by median. Goodwood Residence and Leedon Green each recorded four sales, Leedon Residence three, and Royalgreen four.

Most of these entries rest on three or four transactions, which is the minimum the table applies. At that count a single large or small unit, or a difference in floor level, shifts the project median noticeably, so the ordering describes what sold in the three months rather than a stable ranking of addresses. The eight projects listed also account for only part of the district's 267 sales; the rest are spread across projects that did not reach the three-sale threshold.

What moved most against the previous quarter

Comparing project medians quarter to quarter needs enough sales on both sides of the comparison, so the table below is limited to projects with at least eight recorded sales in Q2 2026 and in Q1 2026. Only two projects in District 10 cleared that bar. D'leedon recorded 21 sales in the quarter, the highest count of any project in the district, and Upperhouse At Orchard Boulevard recorded eight.

Both medians came in below their Q1 2026 levels, and the changes shown in the table are of a similar, small size. Neither project median is directly comparable to the district figure, since each reflects a particular mix of unit sizes within a single development, while the district median pools every recorded private sale across Bukit Timah, Holland and Tanglin.
