District 1 private sales in Q2 2026: median S$2,801 psf from 126 sales

Private homes in District 1, covering Raffles Place, Marina and Cecil, changed hands 126 times in Q2 2026 at a median of S$2,801 psf. That is 2.1 per cent below the Q1 2026 median of S$2,861 psf, which came from 71 recorded sales, and 5.1 per cent below the median of S$2,951 psf a year earlier. Both comparisons are drawn from transactions recorded in the respective quarters, and each figure is an indicative market reading rather than a valuation of any individual home.

The quarterly series in the chart and table below shows how uneven transaction volume has been in this district. Counts run from 43 in Q3 2024 to 140 in Q4 2024, 71 in Q1 2025 and 446 in Q2 2025, then 102 in Q3 2025, 78 in Q4 2025 and 71 again in Q1 2026 before the 126 sales recorded in Q2 2026. The median per-area line has moved up and down across the same eight quarters rather than trending in one direction.

Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices. In a district where a small number of projects can account for most of the activity in any three-month window, the composition of unit sizes, floors and tenures behind each median matters as much as the level of the median itself.

Projects by median price per area in Q2 2026

Seven projects recorded at least three sales in District 1 during the quarter and appear in the table below, ordered from the highest median price per square foot down. One Marina Gardens sits at the top with 46 sales, the largest count of any project in the district this quarter, followed by Union Square Residences with 33 sales. Marina Bay Residences and Emerald Garden each recorded three sales, The Sail @ Marina Bay five, Marina One Residences 22 and V On Shenton six.

The spread between the highest and lowest project medians in the table is wide, and the projects at either end differ in age, unit mix and location within the district. Where a project recorded only three to six sales, its median rests on a handful of transactions and can shift substantially with a single larger or smaller unit. The two projects with the heaviest volume carry correspondingly more weight in the district-level median for the quarter.
