Million-dollar HDB flats, July 2026: 181 resales at S$1 million or more

181 HDB flats resold for S$1 million or more in July 2026, 7.1% of the 2,544 resales recorded that month, against 178 the month before. Queenstown led with 31. The count refers to resale records dated to July 2026, not to a share of any particular flat type or town, and it sits alongside every other resale registered in the same month, most of which transacted below the million-dollar mark.
The chart below sets the month against the preceding two years. Monthly counts ran at 102 in August 2024 and 83 in November 2024, moved above 130 from April 2025, and reached 162 in July 2025 and 168 in September 2025 before falling to 81 in October 2025. From there the series climbed again through 137 in December 2025, 161 in May 2026 and 178 in June 2026, with July 2026 the highest month shown.
Twenty-one towns recorded at least one resale at or above S$1 million in July 2026. The table below lists them. Queenstown's 31 and Toa Payoh's 28 were followed by Bukit Merah with 20 and Ang Mo Kio with 17, then Kallang/Whampoa with 12 and Tampines with 9. At the other end, Sengkang recorded 2, while Bukit Batok and Bukit Panjang recorded 1 each. No block crossed the million-dollar mark for the first time this month.

The ten highest
The ten highest-priced HDB resales in the month were all 5-room flats, ranging in size from 104 sqm to 120 sqm. The highest was Blk 273B Bishan St 24 at S$1,580,000, a 120 sqm unit on the 28th to 30th floor with 84.2 years of lease remaining. Blk 138B Lor 1a Toa Payoh followed at S$1,570,000 for 114 sqm on the 37th to 39th floor, with Blk 138A in the same street at S$1,550,000 from a lower band of floors.
Cantonment Road accounts for three of the ten, at S$1,510,000, S$1,508,888 and S$1,480,000, the last two both at Blk 1B on different floor bands. Dawson Road contributes two, including Blk 96 at S$1,500,000, the longest remaining lease in the table at 94.2 years; most of the other entries sit between 83.5 and 89.1 years. The table below also carries a per-area column, stated in dollars per square metre for HDB flats rather than per square foot.

Taken together, the July 2026 figures record 181 million-dollar resales spread across 21 towns, with the four largest contributors being Queenstown, Toa Payoh, Bukit Merah and Ang Mo Kio. The top ten were concentrated in 5-room flats on higher floors in Bishan, Toa Payoh, Boon Keng, Dawson Road, Cantonment Road and Havelock Road, with prices from S$1,468,888 to S$1,580,000.
