District 5 private sales in Q2 2026: median S$2,376 psf from 439 sales

Private homes in District 5, which covers Clementi, Pasir Panjang and West Coast, were recorded in 439 transactions in Q2 2026 at a median of S$2,376 psf. Measured against Q1 2026, when 276 sales were recorded at a median of S$2,056 psf, that is a rise of 15.6%. Measured against the same quarter a year earlier, when the median stood at S$2,387 psf, it is a fall of 0.5%. The two comparisons point in opposite directions, so the quarter reads differently depending on which base is used.

Volumes in the district have swung widely across the period shown in the chart and table below. The series begins at 189 sales in Q3 2024 and 181 in Q4 2024, steps up to 518 in Q1 2025 and 369 in Q2 2025, peaks at 623 in Q3 2025, then settles to 461 in Q4 2025 and 276 in Q1 2026. The 439 sales recorded this quarter sit above the previous quarter and below the peak.

All medians here are taken from recorded caveat prices per square foot, unadjusted and after hygiene exclusions, and are indicative of what changed hands rather than a valuation of any individual home. Because a median describes the middle of what actually transacted, a quarter in which the mix of projects, unit sizes or tenures differs from the quarter before can move the figure even where asking levels within a single project are steady.

Projects by median price per area in Q2 2026

The table below lists the District 5 projects with at least three recorded sales in the quarter, ordered from the highest median price per square foot down. Terra Hill sits at the top of the ordering on 17 sales, followed by Bloomsbury Residences on 26 and Elta on 28. Hudson Place Residences is fourth by median and by some distance the largest contributor to the quarter's count, with 155 sales recorded against it.

Below those, Parc Clematis recorded 20 sales, Faber Residence 8, The Hillshore 3 and Clavon 10, the last of these sitting at the bottom of the ordering shown. Because the project medians are each drawn from a small number of transactions, and because the projects differ in tenure, age and unit size, the spread between the top and bottom of this table describes the composition of the quarter's sales rather than a single price level for the district.

What moved most against the previous quarter

The table below narrows the field to projects with at least eight recorded sales in both Q2 2026 and Q1 2026, which is the condition under which a quarter-on-quarter comparison of project medians rests on more than a handful of transactions on either side. Six projects clear that bar. Parc Clematis, with 20 sales this quarter, and Faber Residence, with 8, both recorded a higher median than in the previous quarter.

The remaining four moved the other way. Normanton Park, on 24 sales, and Elta, on 28, each recorded a lower median than in Q1 2026, as did Clavon on 10 sales and Terra Hill on 17. The changes shown in the table are calculated on each project's own median in the two quarters, so they strip out the effect of which projects happened to transact and isolate movement within a project between the two periods.

Taken together, the figures describe a quarter in which recorded volume in District 5 rose from 276 to 439 sales while the district median moved up to S$2,376 psf from the previous quarter and sat marginally below the level of a year earlier. Within the projects that transacted in size across both quarters, movement was mixed and small in scale, with two medians higher and four lower. The district-level change is therefore larger than what any single project in the comparison table recorded on its own.

Medians are of the recorded price per square foot of each sale, unadjusted, after hygiene exclusions. A quarter with few sales moves with the mix of what sold, not only with prices.
