District 24 private sales in Q2 2026: median S$2,125 psf from 681 sales

Private homes in District 24 (Lim Chu Kang, Tengah) changed hands 681 times in Q2 2026, at a median of S$2,125 psf. That is +21.4% against Q1 2026, when the median stood at S$1,751 psf across 34 sales, and +32.1% against a year earlier, when the median was S$1,609 psf. Both comparisons are of medians of recorded transaction prices per square foot, so they track the middle of what sold in each quarter rather than the movement of any single home.
Transaction counts in the district have swung widely across the seven quarters in the table below. Q4 2024 recorded 324 sales, followed by 55, then 32, then 375, then 59, then 34, and then the latest quarter's total. The pattern alternates between quarters of a few dozen sales and quarters running into the hundreds, which means the composition of the sample changes sharply from one period to the next.

Projects by median price per area in Q2 2026
Two projects recorded at least three sales in the quarter and so appear in the table below. Tengah Garden Residences accounts for 676 of the quarter's transactions and carries the higher of the two medians. Otto Place recorded three sales at a lower median. Projects with fewer than three recorded sales in the quarter are not listed, so the table covers most, but not all, of the district's activity in the period.
Where one project supplies the overwhelming majority of sales, the district median and that project's median sit close together by construction, and the district figure describes the units sold there more than the district as a whole. At the other end, a median built on three sales carries little weight: it reflects the size, floor and layout of those specific units, and a single differently configured unit would move it.
