Clementi HDB resales reach S$7,030 psm in Q2 2026, with 30 flats at S$1 million or more

Clementi's HDB resale market recorded 132 sales in the second quarter of 2026, at a median of S$7,030 psm — that is per square metre, the standard price-per-area measure for flats — and a median price of S$646,500. The median is the middle value, so half the quarter's recorded resales were above it and half below.
Against the same quarter a year earlier, when 128 flats changed hands, that is a rise of 8.1% on the psm measure and 26.2% on the median price. Over the same year, the island-wide HDB resale median psm moved -0.4%.
All the figures here come from HDB resale records published on data.gov.sg and processed by this site's engine. They are indicative measures drawn from recorded transactions, not valuations of any particular flat.
What the last eight quarters show
The town's median psm has been tracked here from Q3 2024, when it stood at S$6,176 psm across 152 sales. Since then it has moved +13.8%, reaching S$7,030 psm this quarter — the highest of the eight quarters in the table.
The path was not a straight line. The median psm rose to S$6,848 psm in Q1 2025, eased to S$6,504 psm in Q2 2025, then climbed again through Q3 2025 at S$6,664 psm, Q4 2025 at S$6,710 psm and Q1 2026 at S$6,790 psm. Sales volumes swung more sharply than prices, from 98 resales in Q4 2025 to 171 in Q3 2025.
The median price column moves less smoothly than the psm column, because it reflects whichever mix of flat sizes happened to transact in a given quarter. The table and chart below set both out side by side.

Where the year-on-year gains sit by flat type
Splitting the quarter by flat type shows the increases concentrated in the larger flats. Clementi 4-room flats recorded a median price of S$882,000 across 51 sales, up 36.7% on the Q2 2025 median of S$645,000. Five-room flats recorded a median of S$1,225,500 from 20 sales, up 34.7% from S$910,000.
Three-room flats, the most numerous type in the quarter at 55 sales, moved far less: a median of S$438,888 against S$435,500 a year earlier, a change of 0.8%.
Because the three types moved so differently, the town-wide median price of S$646,500 depends partly on how many of each type transacted. The 5-room count of 20 is small, so its median is more sensitive to the individual flats that happened to sell. The breakdown appears below.

Thirty resales at S$1 million or more
Thirty of the quarter's Clementi resales were transacted at S$1 million or more, against 13 in Q2 2025. The highest count in the eight quarters tracked was 35, in Q3 2025; the lowest was 8, in Q4 2024.
The quarter's highest recorded price was S$1,580,000 for a 5-room flat at Blk 445A Clementi Ave 3, on the 37 to 39 storey range, measuring 113 sqm and working out to S$13,982 psm, with 94 years of lease remaining — that is the balance left on the flat's 99-year lease.
All five of the quarter's top prices were 5-room flats along Clementi Ave 3, with remaining leases between 85 and 94 years. The full list is below.

How Clementi compares island-wide
The 8.1% year-on-year rise in Clementi's median psm sits against an island-wide HDB resale median psm change of -0.4% over the same twelve months. In other words, the town's measured median moved up over a year in which the national median was close to flat.
Two cautions apply to that comparison. The town figures rest on 132 recorded resales this quarter and 128 a year earlier, which is a modest base, and the mix of flat types and blocks selling in any quarter differs. The data can show what transacted and at what price; it cannot separate a change in the flats being sold from a change in what similar flats fetch.
Clementi closed Q2 2026 with its highest median psm of the eight quarters on record here, S$7,030 psm from 132 sales, and a median price of S$646,500. The larger flat types carried most of the year-on-year movement, with 4-room and 5-room medians up 36.7% and 34.7% respectively, while the 3-room median was little changed at 0.8%.
Thirty transactions crossed S$1 million, more than double the 13 recorded a year earlier, and the quarter's top five prices were all 5-room flats on Clementi Ave 3.
